With  Build-to-Order (BTO) flats launched for sale on 31 Oct, the Oct 2024 HDB BTO consist of developments spread across 15 projects (1 Prime, 7 Plus, and 7 Standard) in the housing estates of Bukit Batok, Jurong West, Pasir Ris, Sengkang, Woodlands, Ang Mo Kio, Bedok, Geylang, and Kallang/Whampoa.

In this series of articles, we will take in-depth fengshui reviews on the upcoming BTO estates to assess their fengshui qualities and see if these estates really have good fengshui. Read on!

Bayshore Vista

Bounded by Bayshore Drive, Bayshore Street, and Bayshore Walk, Bayshore Vista sits on the Eastern Dragon, and belongs to the “Tai Gong Fishing” fengshui formation – like its neighbouring Bayshore Palms. This is similar to the “Li Bai Ploughing the Field” formation in Telok Kurau.

Both of these formations include notions of waiting for the right opportunity and staying carefree. This explains the indefinite developments along the East Coast. Despite being a man of talents, Jiang Tai Gong’s expertise was only discovered by Emperor Zhou Wen when he was 80 years old.

Bayshore Palms

Located along Bayshore Drive in the precinct of Marine Parade, Bayshore Palms sits on the Eastern Dragon, and belongs to the “Tai Gong Fishing” fengshui formation. This is similar to the “Li Bai Ploughing the Field” formation in Telok Kurau.

Bayshore Palms is also located in proximity to the mature Bedok town, and could benefit from the favourable fengshui formation known as “Golden Coins Falling to the Ground”. This is shaped by Bedok Reservoir – the symbolic source of wealth, which implies windfall opportunities for residents in Bedok.

Central Trio @ AMK

Situated along Ang Mo Kio Central 3, Central Trio @ AMK is at the centre of the Southern Dragon, and lies in the fengshui land formation known as “Five Ghosts Transporting Treasures”.

Such a formation is beneficial to the commercial sector, hence residents who are doing businesses here are likely to succeed. The auspiciousness of Ang Mo Kio is further enhanced by its proximity to the “Elephant Sucking Water” land (Peirce Reservoir).

Costa Riviera I & II

Located along Pasir Ris Drive 3, Costa Riviera I & II sits on the Eastern Dragon, aka the Wood Dragon, within the fengshui land formation of “Peacock Flaunting its Plume”.

According to an ancient Chinese saying, “the phoenix hides in the mountains while the peacock appears by the sea”. With its proximity to the coastline, Costa Riviera  I & II lies in an area that offers quality living, hence making it ideal for young families to settle down, city dwellers to enjoy a vacation as well as senior citizens to retire.

Crawford Heights

Bounded by North Bridge Road and Crawford Street, Crawford Heights resides in the district of Kallang/Whampoa, just a stone’s throw away from Lavender MRT station. This new BTO estate sits on the Southern Dragon, aka the Wealth Dragon.

Located near the Rochor River, Crawford Heights is part of the fengshui land formation known as ‘Five Snakes Battling a White Crocodile” with Kallang River complementing four waterways. The four waterways are namely Rochor River, Whampoa River, Geylang River and Pelton Canal. With abundant water sources in the area, does that indicate greater wealth opportunities for residents in Kallang?

Fernvale Oasis

Eastern Dragon in Sengkang, which is defined as a “Frog Land” from the fengshui perspective. Residents of the frog land though exceptionally shrewd, can be rather slack. Besides being easy going and generous, they are also persistent in subjects of their interest.

This place is beneficial to strong-willed people as they can put their wisdom to good use in their daily life, whereas those with weaker willpower may become lazy and obsessed with effortless gains after some lucky encounters.

Fernvale Sails

Launched in HDB’s October 2024 Build-To-Order (BTO) exercise, Fernvale Sails is one of the two BTO projects in the increasingly popular Sengkang town that have seen million-dollar resale flat transactions. This new BTO project comes with its own supermarket, F&B outlets amongst other amenities.

Bounded by Fernvale Link and Fernvale Close, Fernvale Sails sits on the Eastern Dragon in Sengkang, which is defined as a “Frog Land” from the fengshui perspective. Kallang View

Kembangan Wave

Located along Jalan Kembangan, right next to Kembangan MRT station, Kembangan Wave sits on the Eastern Dragon, aka the Wood Dragon, with the fengshui land formation of “Li Bai Ploughing the Field”.

As the Wood Dragon requires a culture-rich setting, Li Bai’s presence here is most apt. Li Bai was a gifted poet and also a great drinker, hence this area is home to many literati and refined individuals who know how to enjoy life. The layout here is akin to plots of farmlands, which happens to coincide with its fengshui formation.

Marsiling Ridge

Bounded by Woodlands Centre Road to the west, Marsiling Ridge sits on the den of the affluent Central Dragon, and belongs to the fengshui land formation of “Golden Coin-storing Bowl”. This indicates favorability for wealth and health.

Built at the centre of several undulating hillocks, Woodlands Central resembles a gold-coin storing bowl, implying a capacity to accumulate wealth. It references the “Iron Rice Bowl” in Mandarin and denotes that residents in this area shall be able to hold a stable and secure job.

Merpati Alcove

Located next to Mattar MRT and along Merpati Road, Merpati Alcove sits on the Eastern Dragon within a fengshui land formation known as the “Five Horses Returning to the Manger”. Water and pastures are key components while the five horses may come from any direction to meet at a point. This formation is capable of enhancing one’s reputation, status and leadership qualities, as can be seen from the transformation of small enterprises to larger ones.

Buildings in this area are recommended to use blue glass and adopt blue and black colour schemes. To further boost the fengshui formation, residents can consider having water features in your home.

Taman Jurong Skyline

Located along Yung Ho Walk, Taman Jurong Skyline sits on  the Western Dragon and belongs to the fengshui formation of “Land of the Flower Basket”. There are also a pair of “Golden Boy and Jade Girl” located respectively at Jurong East and Jurong West. As such, long-time residents in Jurong tend to possess good looks and great talents.

They would also be equipped with capabilities and growing wealth. Romance luck abounds in Jurong and singles can look forward to finding their ideal partners. Nonetheless, caution is needed to avoid love tragedies. In particular, married people must practise faithfulness, or one will share the same fate as the golden boy and jade girl who remain separated.

Towner Breeze

Offered as a Plus flat for its connectivity, Towner Breeze is a Build-to-Order (BTO) project in the Kallang/Whampoa district, which was launched in HDB’s October 2024 BTO exercise.

Bounded by May Road and Central Expressway, Towner Breeze resides in the district of Kallang/Whampoa within walking distance to Boon Keng MRT station. This new BTO estate sits on the Southern Dragon, aka the Wealth Dragon.

West BrickVille @ Bukit Batok

Tucked between Bukit Batok Road to the west and Bukit Batok West Avenue 8 to the east, West BrickVille @ Bukit Batok sits on the Western Dragon and belongs to the fengshui formation of “Strong Dragon Rearing its Head”. This fengshui land formation was created as a result of the dragon’s flight being obstructed by Bukit Panjang Hill and Bukit Timah Hill.

This indicates that this land is suitable for public housing or government offices but not so for industrial estates. People with strong characters may consider residing in Bukit Batok, as you shall be able to prosper along with the ‘strong dragon’. In fact, this is a suitable residential area for young and healthy people who are seeking success.
