Named for their proximity to the coastline, Costa Riviera I & II are new Build-To-Order (BTO) residential developments in HDB’s October 2024 BTO exercise. Their location right next to Pasir Ris park promises idyllic living and unblocked views.

Costa Riviera I & II: Landform fengshui

Located along Pasir Ris Drive 3, Costa Riviera I & II sits on the Eastern Dragon, aka the Wood Dragon, within the fengshui land formation of “Peacock Flaunting its Plume”.

According to an ancient Chinese saying, “the phoenix hides in the mountains while the peacock appears by the sea”. With its proximity to the coastline, Costa Riviera  I & II lies in an area that offers quality living, hence making it ideal for young families to settle down, city dwellers to enjoy a vacation as well as senior citizens to retire.

Internal fengshui considerations

Costa Riviera I comprises 4 residential blocks ranging from 10 to 14 storeys, while Costa Riviera II comprises 5 blocks ranging from 8 to 13 storeys. Together, the projects offer a total of 767 units, including 2-room Flexi, 3-, 4-, 5-room, and 3Gen flats.

Based on fengshui analysis, North and South are the most auspicious directions in  Period 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions. It is recommended to choose a unit that faces either of these directions or lies at the border of these directions to tap on the positive energies.

Located right next to Pasir Ris Park, and near Tampines Park Connector and Sungei Api Api, Costa Riviera I & II literally has recreational and outdoor activities at its doorstep. Although it is located at the far eastern part of Singapore, this new BTO project offers accessibility with the Pasir Ris MRT station just a few minutes’ walk away. There are also several schools in the vicinity – making it ideal for school-age families.

Review on Costa Riviera I

As we look at the site plan, Costa Riviera I’s well-designed layout may give it an edge over Costa Riviera II as the fewer blocks here are positioned strategically to better accumulate and garner energies, with lesser potential fengshui conflicts.

In fengshui, unblocked views are favoured as it represents the Red Phoenix, symbolising aspirations and a bright future. Such smooth flow of energy in the absence of points of conflict (sha) is essential.  Hence, stacks overlooking Pasir Ris park are recommended as they promise unblocked views.

To the southwest of  Costa Riviera I is a cross-junction. Such cross-junction roads are potential landform obstructions that could bring Sha Qi. One will not be affected if your home is located on a higher floor but lower floor units at stack 124, 134, and 136 should be mindful of poison arrows from the cross junction at Pasir Ris Drive and Pasir Ris Green. From a practical viewpoint, facing a cross junction means more traffic, which means light pollution (from headlights of oncoming cars at night) and Sound Sha from the traffic.

Last but not least, outer stacks of Costa Riviera I along Pasir Ris drive will face a mall, integrated transport hub and polyclinic. The convenience of having these amenities also represents a vibrant and noisier environment. Hence, for those who prefer privacy and peace, it is best to choose an inner stack or stacks overlooking the Pasir Ris park instead.

Review on Costa Riviera II

Similar to the neighbouring Costa Riviera I, inner stacks of Costa Riviera II promise unblocked views, which are recommended in this development that has a higher urban density. Due to the layout, potential homeowners should stay mindful of Constriction Sha, which occurs when air currents between two buildings converge to charge at one being sandwiched in between.

As residents open their windows for ventilation, they will introduce these inauspicious energies to their home. Affected parties may become listless and pessimistic. Should your main door be directly in the line of Constriction Sha, you may consider installing a partition or displaying plants at the entrance to deflect its flow.

In landscape fengshui, a household is considered auspicious and blessed with prosperity and abundance if you can see flowing water from your living room, especially if there is a large door or window that allows an inflow of energy from the river across your home.

Although Stack 783 and 785 are facing Sungei Tampines, it is crucial to determine the home orientation and the river flow direction to determine if having a view of the flowing water is indeed beneficial to one’s household. Last but not least, homeowners should take note of surrounding sites that are undergoing construction, as there could be conflict points, as well as pollution and negative energies (Sha Qi) during the development period. At time of writing, Costa Riviera I & II are facing sites that are reserved for development.
