Bayshore Vista, located in the precinct of Marine Parade and Bedok town is one of the highly anticipated new housing projects launched in HDB’s October 2024 Build-To-Order (BTO) exercise. Is the waterfront view worth the high costs? What about the fengshui aspects of this upcoming BTO estate?

Bayshore Vista: Landform fengshui
Bounded by Bayshore Drive, Bayshore Street, and Bayshore Walk, Bayshore Vista sits on the Eastern Dragon, and belongs to the “Tai Gong Fishing” fengshui formation – like its neighbouring Bayshore Palms . This is similar to the “Li Bai Ploughing the Field” formation in Telok Kurau.
Both of these formations include notions of waiting for the right opportunity and staying carefree. This explains the indefinite developments along the East Coast. Despite being a man of talents, Jiang Tai Gong’s expertise was only discovered by Emperor Zhou Wen when he was 80 years old.

Based on fengshui analysis, North and South are the most auspicious directions in Period 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions. It is recommended to choose a unit that faces either of these directions or lies at the border of these directions to tap on the positive energies.

Inspired by its location near the water, Bayshore Vista’s layout mimics the imagery of boats docked at piers, with the residential blocks arranged along a central spine. While units along East Coast Park will be near to the ECP where there’d be traffic noises, some will also get waterfront views.
In general, a household is considered auspicious and blessed with prosperity and abundance if you can see flowing water from your living room, especially if there is a large door or window that allows an inflow of energy from the river across your home. With all units at Bayshore Vista facing the auspicious directions of the current fengshui period, those with a waterfront view unit will reap even greater benefits.
To the northeast of this BTO residential development is a cross-junction. Such cross-junction roads are potential landform obstructions that could bring Sha Qi. One will not be affected if your home is located on a higher floor but lower floor units at stack 107 and 109 should be mindful of poison arrows from the cross junction at Bayshore Drive and Bayshore Street. From a practical viewpoint, facing a cross junction means more traffic, which also equals light pollution (from headlights of oncoming cars at night) and Sound Sha.
Within the estate, there’s also a 5-storey multi-storey car park (MSCP). Note that lower floor units of stacks that are located near or directly face the MSCP may be subject to Sound Sha [声煞] and Light Sha [光煞]. This could cause disturbances to daily life such as insomnia. Therefore, those who choose a lower storey unit that faces the car park (i.e. Stack 145, 147, 149, 151) are advised to install a window blind or curtains.
Last but not least, the Bayshore estate will develop rapidly within the next two decades, and one should take note of future developments surrounding your home. High-rise buildings in proximity present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats, etc. If in doubt, don’t hesitate to seek advice from a professional fengshui practitioner.
