With the HDB’s Build-to-Order (BTO) exercise from 2020, the 2025 HDB MOP (Minimum Occupation Period) consist of developments spread across seven projects in the housing estates of Ang Mo Kio, Bedok, Clementi, Punggol, Tampines and Choa Chu Kang.
In this series of articles, we will take in-depth fengshui reviews on the upcoming MOP estates to assess their fengshui qualities and see if these estates really have good fengshui.

Ang Mo Kio Court

Located at the corner of Ang Mo Kio street 22 and 23, Ang Mo Kio Court resides on the Southern Dragon, within the fengshui land formation known as “Five Ghosts Transporting Treasures”.
Such a formation is beneficial to the commercial sector, hence residents who are doing businesses here are likely to succeed. The auspiciousness of Ang Mo Kio is further enhanced by its proximity to the “Elephant Sucking Water” land (Peirce Reservoir).
However, residents may face fluctuating fortunes as the ‘five ghosts’ only formed a semi-circle, indicating wealth leakage. One must learn to be more prudent in managing finances. The ideal orientation for houses in Ang Mo Kio is the South.
Bedok North Vale

Situated at the corner of Bedok North Road and Bedok North Avenue 1, Bedok North Vale sits on the Eastern Dragon, and belongs to the favourable fengshui land formation known as “Golden Coins Falling to the Ground”, shaped by Bedok Reservoir – the symbolic source of wealth. This means that residents in Bedok are blessed with opportunities of windfall.
However, this formation is also accompanied with two tricky stars – namely the Tao Hua Romance and White Tiger stars – which underlie potential wealth loss. As such, one is advised to go by the book and stay down-to-earth.
Clementi Crest (D05)

Located along Clementi Avenue 3, Clementi Crest is in the heart of Clementi in Singapore’s District 5. This young HDB development resides on the Western Dragon amidst the fengshui formation of Clementi’s “land of imps transporting gold”. Here, it is natural for residents to be blessed with good fortune and high chances of receiving windfalls.
However, the imps that bring the gold also have the tendency of taking it away. Those who reside here need to guard your wealth well, otherwise all will be lost. Notably, the two nearby rivers, Ulu Pandan River and Sungei Pandan, reflect the formation of “two imps stealing gold” and indicate wealth that may be shifted or stolen.
Fengshan Greenville (D16)

Northshore Residences I and Northshore Residences II are located in Punggol Northshore, a relatively new waterfront district in Punggol. These two HDB developments that reached MOP in 2025 sit on the Eastern Dragon in one of Singapore’s crab lands, specifically resembling a ‘hairy crab’. The land formation here is known as the “Crab Suppressed by Rock” formation.
A crab land is symbolic of strength and vigour. Although highly driven to reach the top, the crab is prone to making rash decisions in its unyielding pursuit for success. Fortunately, it is held in place by a big rock. This means that residents in Punggol are controlled in their journey for progress, striking a harmonious balance at all times.
Northshore StraitsView (D19)

Located at Northshore Drive, Northshore StraitsView is located in Punggol Northshore, near to Northshore Residences I and Northshore Residences II. This seafront development sits on the Eastern Dragon in one of Singapore’s crab lands, specifically resembling a ‘hairy crab’. The land formation here is known as the “Crab Suppressed by Rock” formation.
Located in the Northeast region of Singapore, Punggol has developed rapidly over the past two decades, coinciding with the fengshui Period 8 that favours the Northeast. But is it really a coincidence?
Interestingly, as we entered Period 9 last year, development seems to be slowing in this region with Punggol Point Cove (phase 2) seeing further completion delay due to the Covid-19 pandemic. The phase 2 development reached completion recently.
Tampines GreenBloom (D18)

Bounded by Tampines Street 85, Tampines Street 86, and Tampines Avenue 8, Tampines GreenBloom resides on the Eastern Dragon. From a fengshui perspective, Tampines is a land of “Talented Scholar and Ravishing Beauty”, an ideal residential area for those in the creative industry. As there is high potential of cultivating talent here, young families will benefit greatly from the auspicious energies of this formation.
Tampines is also situated near the head of the Eastern Dragon, a majestic creature capable of helping inhabitants within its land to soar to greater heights. As those who possess talent and beauty may develop an “arrogant exterior”, Grand Master Tan Khoon Yong of Way Fengshui Group shared that more efforts must be made to maintain harmonious relationships. Otherwise, a breakthrough will be difficult to achieve without putting in effort.
Tampines GreenFlora (D18)

Tampines GreenFlora is bounded by Tampines Street 85, Tampines Street 86, and Tampines Avenue 8. From a fengshui perspective, this relatively new housing development resides on the Eastern Dragon and belongs to the propitious landform of “Talented Scholar and Ravishing Beauty”.
Tampines is also situated near the head of the Eastern Dragon, a majestic creature capable of helping inhabitants within its land to soar to greater heights. Besides, homeowners should take caution against illnesses. The seasonal northeast monsoon will cause temperature to fluctuate and people with poor constitutions are susceptible to catching a cold. As such, warm colours (i.e. red or cream) are recommended in interior design and decorations while cool colours (i.e. blue, green, etc) should be avoided.
Teck Whye Vista (D23)

Bounded by Choa Chu Kang Road and Jalan Teck Whye, Teck Whye Vista lies in the Choa Chu Kang district. Based on fengshui, Choa Chu Kang marks the point where the mighty Central and Western Dragons meet, making it an extremely auspicious land.
This region has the fengshui formation known as the “Homes of the Flying Swallows”. Being migratory birds, the swallows tend to take flight during different seasons. Hence, those living on this swallow land shall have great opportunities to travel far and frequently. This is also a good region for those pursuing a career in diplomacy or politics.
