Fengshui Review: Recently MOP Flats at Clementi Crest (D05) to Keep a Lookout

Surrounded by reputable schools, Clementi Crest – a 5-year old Build-to-Order (BTO) development is due to reach its minimum occupancy period (MOP). Located just a short walk from Clementi MRT station, this relatively new HDB is set to hit the resale market and hit the million-dollar mark.

Last year, 58  flats in Clementi were sold for at least S$1 million dollars. Could Clementi Crest be worth the high price tag? Going beyond location and amenities, let’s take an in-depth home fengshui review on this 2025 MOP-ed housing estate to assess its fengshui qualities. Read on!

Clementi Crest: Landform Fengshui

Located along Clementi Avenue 3, Clementi Crest is in the heart of Clementi in Singapore’s District 5. This young HDB development resides on the Western Dragon amidst the fengshui formation of Clementi’s “land of imps transporting gold”. Here, it is natural for residents to be blessed with good fortune and high chances of receiving windfalls.

However, the imps that bring the gold also have the tendency of taking it away. Those who reside here need to guard your wealth well, otherwise all will be lost.  Notably, the two nearby rivers, Ulu Pandan River and Sungei Pandan, reflect the formation of “two imps stealing gold” and indicate wealth that may be shifted or stolen.

Hence, residents are likely to experience wealth fluctuations. On a more positive note, small business owners will still be able to accumulate modest wealth. With the help of home  fengshui, wealth and windfall luck can be further enhanced.

As this district is nearer to the sea, the humidity level is higher and could easily induce rheumatism and colds. Proper ventilation is necessary in the home, otherwise one may be rich but suffer from poor health.

Inspired by crests formed by the development’s 40-storey residential blocks, Clementi Crest promises unblocked views from higher floor units. In landscape fengshui, unblocked views are favoured as it represents the Red Phoenix, symbolising aspirations and a bright future. Such smooth flow of energy in the absence of points of conflict (sha) is essential.

This is especially so for housing developments in Clementi – a highly populated town due to its proximity to various reputable educational institutions. Located in the heart of Clementi, residents of Clementi Crest enjoy convenience with easy access to many amenities.

However, surrounded by housing developments, food centres and shopping malls in proximity, residents should be mindful of potential Sha (conflicts). Those in stack 357 and 359 face the Market & Food Centre, where noise is an issue. Residents facing the corner of 321 shopping centre should also be mindful.

Buildings in proximity present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats, etc.

Lower floor units (stack 355) that directly face the multi-storey car park (MSCP) are also susceptible to Sound Sha [声煞] and Light Sha [光煞]. This could cause disturbances to daily life such as insomnia. The MSCP at Clementi Crest is 7/8 storey tall, so those at the mentioned units may want to install a window blind or curtains if you have yet to do so.

Last but not least, resale homebuyers eyeing a higher floor unit should also note that the higher you go, the greater the challenges of accumulating auspicious energies. Internal fengshui considerations

Based on fengshui analysis, North and South are the most auspicious directions in Period 9 and Period 1 (years 2024 – 2063), followed by Northwest and Southeast. We have identified the Period 9 Auspicious Homes below. Do you live in any of these units?

Warning Sign: These are on the boundary between 2 sectors of directions. Therefore, it is suggested to seek advice from a professional fengshui consultation for guidance.

Some units at Clementi Crest face North/South or Northwest/Southeast, which is ideal in terms of home fengshui in the current Period 9 and Period 1. To further enhance one’s luck cycle during these periods, residents can display emblems with the Water element, such as a water feature to “cool” your home. Take note to avoid Fire-related designs.

Also, if your main door faces your neighbour’s main door, do take note on it. From a home fengshui viewpoint, conflicting energies between both households may arise and affect harmony if two main entrances face each other directly.

While there is no fixed lucky direction that caters to everyone, existing homeowners of units facing Northeast/Southwest or aspiring resale flat buyers seeking such units may want to seek further opinions.
