Completed in 2020 amidst the pandemic, Northshore Residences I and Northshore Residences II are the first two developments in the relatively new Punggol Northshore waterfront district. This year, Punggol will be the largest source of newly MOP flats in 2025 as both of these developments reached their 5th year of lease.
Conveniently connected to the neighbourhood centre, Northshore Residences I and Northshore Residences II provide residents with the convenience of having shops, a supermarket, a food court, food outlets, enrichment centres and a childcare centre, right at their doorstep.

Northshore Residences I & II: Landform Fengshui

Northshore Residences I and Northshore Residences II are located in Punggol Northshore, a relatively new waterfront district in Punggol. These two HDB developments that reached MOP in 2025 sit on the Eastern Dragon in one of Singapore’s crab lands, specifically resembling a ‘hairy crab’. The land formation here is known as the “Crab Suppressed by Rock” formation.
A crab land is symbolic of strength and vigour. Although highly driven to reach the top, the crab is prone to making rash decisions in its unyielding pursuit for success. Fortunately, it is held in place by a big rock. This means that residents in Punggol are controlled in their journey for progress, striking a harmonious balance at all times.
Located in the Northeast region of Singapore, Punggol has developed rapidly over the past two decades, coinciding with the fengshui Period 8 that favours the Northeast. But is it really a coincidence?
Interestingly, as we entered Period 9 last year, development seems to be slowing in this region with Punggol Point Cove (phase 2) seeing further completion delay due to the Covid-19 pandemic. The phase 2 development reached completion recently.
Exterior fengshui considerations
As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a resale flat.
Strategically located near Northshore Plaza, Northshore Residences I and Northshore Residences II provide residents with convenient access to essential amenities, food and beverage outlets. Experts anticipate these two BTO developments to attract strong interest for resale homebuyers due to its location.
Northshore Residences I
Despite its convenience, the vibrant housing environment means heavier traffic and noises. Surrounded by high-rise residential developments, residents of Northshore Residences I should keep a lookout for conflicting forces. This is a common disadvantage of high urban density, and a compromise for accessibility in a vibrant estate.
With five residential blocks built rather near to one another, residents are advised to watch out for Constriction Sha, which occurs when air currents between two buildings converge to charge at one being sandwiched in between.
As one opens the windows for ventilation, inauspicious energies will enter the home, leading to listlessness and pessimism. Should your main door be directly in the line of Constriction Sha, you may consider installing a partition or displaying plants at the entrance to deflect its flow.
Resale home buyers who prefer greater privacy should note that Block 405B and 406C are nearest to the neighbourhood centre while Block 405A and 405B face the Samudera LRT station. It is recommended to choose alternative stacks in Northshore Residences I for lesser noise disturbances.
Also, stay mindful of the location and proximity of the Bin Centre or chute area. For example, the chute area near the main door of units at Stack 110 and 128 may affect residents if the chute overflows with rubbish. When the wind starts blowing, the rubbish stench would affect nearby households even if the estate uses the Pneumatic Waste Conveyance System (PWCS).
Northshore Residences II
On the other side of the community spine that runs between the developments, Northshore Residences II comprises 7 residential blocks. As mentioned earlier, residents of the populated Northshore estate should keep a lookout for conflicting forces.
Bordered by Northshore Primary School to its east, Northshore Residences II’s residents with school-age children definitely benefit from the proximity. While this spells convenience for some, it also means a more crowded housing environment, heavier traffic and potential Sha (conflicts), especially during peak hours.
Also, a cross-junction at the East is a potential landform obstruction that could bring Sha Qi. One will not be affected if your home is located on a higher floor but lower floor units at stack 220 and 222 should be mindful of poison arrows from the cross junction at Northshore Link and Punggol Way.
From a practical viewpoint, facing a cross junction means more traffic, which means light pollution (from headlights of oncoming cars at night) and Sound Sha from the traffic. Homeowners may consider installing sound-proof windows or curtains and blinds for a more conducive space.
Across the road from Block 408C is a site reserved for a place of worship. Some people may have concerns about staying near a place of worship. From a fengshui perspective, places of worship are where devotees gather and pray, hence it will congregate a strong force of energy that may cause a qi imbalance to its surroundings.
However, concluding the qi condition based on the place of worship alone is not an inclusive move. To evaluate the auspiciousness of an area, you need to consider factors like the house facing, distance from the church/temple, luck cycle of the residents etc.
Moreover, with so many people staying together within the blocks, the yang energy gathered is strong enough to ward off the yin energy from the place of worship. If in doubt, you may want to consult a fengshui master.
Similar to Northshore Residences I, some stacks (184, 206, 224) at Northshore Residences II are located near the chute area, which may affect residents if the chute overflows with rubbish.
Last but not least, several units at Northshore Residences I and Northshore Residences II are located near the lift or staircases. Stay mindful if you are in such a unit, as this may respectively result in unstable magnetic fields or unfavourable energies at home. Such situations could also lead to household disharmony and health issues. Do practise greater awareness, and consider displaying a Petrified Wood emblem in your living room.
Internal fengshui considerations

As the first two developments in the new Northshore district, Northshore Residences I comprises five residential blocks that offer a total of 588 units of 2-, 3-, 4- and 5-room flats while Northshore Residences II comprises seven residential blocks that offer a total of 814 units of 2-, 3-, 4- and 5-room flats. Both BTO developments’ highest floor is at 25 storeys.

To further enhance one’s luck cycle during these periods, existing residents can display emblems with the Water element, such as a water feature to “cool” your home. Take note to avoid Fire-related designs.
Also, if your main door faces your neighbour’s main door, do display a round light in between the two doors, or hang a Super 5 Shield at the top of your door frame.
