With the HDB’s Build-to-Order (BTO) exercise from 2020, the 2025 HDB MOP (Minimum Occupation Period) consist of developments spread across eleven projects in the housing estates of Sembawang, Hougang, Kallang, Geylang, Bukit Panjang, Woodlands, Bedok, and Punggol.

EastGlen @ Canberra

Bounded by Canberra Crescent and Canberra Walk, EastGlen @ Canberra is located in the idyllic town of Sembawang in District 27 of Singapore. From a fengshui perspective, it sits near the tail of the Southern Dragon amidst the fengshui land formation of “Thriving Bamboos”.
Bamboos, being an auspicious symbol in Chinese culture, indicate the potential for growth and progress. This formation promises positive influences for residents in this area. Nevertheless, residents of EastGlen @ Canberra, especially those with elderly and young children, should note that this region is susceptible to strong northeast winds, in particular during the year end monsoon season.

Kallang Residences

Kallang Residences falls in the fengshui land formation of the “Five Snakes Battling a White Crocodile”. Flowing from the Peirce Reservoir, Kallang River is the longest river in Singapore, and one of the Yang Dragons, from a fengshui perspective. Along with four other waterways, it formed the “Five Snakes Battling a White Crocodile” formation, with Kallang River being the most influential. Shaped like the mouth of a crocodile, the river belies fast-flowing undercurrents and dangers.
Pine Vista

Located at the junction of Cassia Link and Pine Lane, Pine Vista near the stable torso of the Eastern Dragon in Singapore’s District 14 in the precinct of Geylang. This indicates stable qi flow, which is ideal for long-term residence or business.
This soon to MOP-ed development is near the fengshui formation called “Water Centipede”. With a “spilt personality”, this water centipede consists of two sections.
Senja Heights

Located along Senja road in Bukit Panjang district, Senja Heights is a stone’s throw from Senja Valley in District 23 of Singapore. From a fengshui perspective, it resides near the tail of the Central Dragon, aka the Affluence Dragon.
The dragon’s tail represents stability and gradual growth (rather than explosive success like the dragon’s head). Hence, residents here must be patient and adaptable in order to thrive over time.
Senja Valley

The area near the hill is designated as the desk while the hill represents the general’s flag. Further down near Bukit Panjang Road stands blocks of flats that strategically formed a fort. With its pleasant climate and environment, this precinct is an ideal place for nurturing the next generation.
Woodlands Spring

Bounded by Woodlands Drive 60 and Woodlands Avenue 6, Woodlands Spring is located in the popular Northwestern town of Woodlands in District 25 of Singapore.
From a fengshui perspective, it resides near the tail of the Central Dragon, aka the Affluence Dragon.
Nevertheless, herein lies the fengshui land formation of “Golden Coin-storing Bowl”. This indicates favorability for wealth and health. Residents in this area shall be able to hold a stable and secure job, as well as accumulate wealth.
Bedok Beacon

Based on landform fengshui, Bedok Beacon belongs to the favourable fengshui land formation known as “Golden Coins Falling to the Ground”, shaped by Bedok Reservoir, a symbolic source of wealth. This means that residents in Bedok are blessed with opportunities of windfall.
However, this formation is also accompanied with two tricky stars, namely the Tao Hua Romance and White Tiger stars, which underlie potential wealth loss. As such, one is advised to go by the book and stay down-to-earth.
Bedok South Horizon
