Senja Heights, as its name suggests, is the tallest development in its vicinity within the popular town of Bukit Panjang. While this BTO project was being delayed by defunct contractor Greatearth, one block did not face delay and would reach its 5-year minimum occupancy period (MOP) soon.

Located next to Senja Valley, Senja Heights shares similar easy accessibility to Jelapang LRT, major roads and highways, and several schools. In fact, Senja hawker centre is within this development so residents literally enjoy convenient amenities at their doorstep!

The opportunity costs are higher human traffic and greater environmental noises [声煞], especially for lower floor units at stack 289, 291, 293, 295. Some stacks at Block 640A also face West Spring Secondary School directly, meaning greater noises and heavier traffic during peak hours. Residents should consider installing sound-proof windows or curtains and blinds for a more conducive space, if you have yet to do so.

Thankfully, despite its proximity to the Kranji Expressway (KJE), residents at Senja Heights are buffered by another estate and a future park, thus reducing noise and disturbances that indicate Sound Sha [声煞] and Light Sha [光煞].

Now, let’s go back to the earlier question of “is higher floor better for fengshui?” Well, when analysing a residence, fengshui practitioners tailor their recommendations according to the fengshui principle of accumulating auspicious energies (藏风纳气).
