Source: HDB

Bukit Batok – known for its greenery and fresh air – is an idyllic estate in Western Singapore. Prior to the November 2022 BTO launch of West Glades @ Bukit Batok, the non-mature estate has been garnering much interest for good reasons.

Things look promising from the property and price standpoints but let’s take a closer look at the fengshui aspects of West Glades @ Bukit Batok to determine the suitability for potential homeseekers. Read on!

West Glades @ Bukit Batok: Landform fengshui

Located along Bukit Batok West Ave 2 and 5, West Glades @ Bukit Batok sits on the Western Dragon and belongs to the fengshui formation of “Strong Dragon Rearing its Head”. This fengshui land formation was created as a result of the dragon’s flight being obstructed by Bukit Panjang Hill and Bukit Timah Hill.

This indicates that this land is suitable for public housing or government offices but not so for industrial estates. People with strong characters may consider residing in Bukit Batok, as you shall be able to prosper along with the ‘strong dragon’. In fact, this is a suitable residential area for young and healthy people who are seeking success.

On the other hand, those who are mentally weak might feel oppressed under the influence of the strong-willed and ambitious dragon. Dark colours and metallic furniture should be avoided in the house, while red and bright colours are recommended.

The scenic landscape in Bukit Batok makes it favourable for those in the arts and literary field, while the dragon’s strong ambitions and outstanding capabilities imply great success.

Internal fengshui considerations

When it comes to choosing an ideal unit, keep in mind that the main orientation of a house will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can be measured from the main entrance where qi flows in.

West Glades @ Bukit Batok comprises 5 residential blocks between 14 and 24 storeys in height. Potential homeowners can choose from 790 units of 2-room Flexi, 3-, 4-, and 5-room flats.

Based on fengshui analysis, North and South are the most auspicious directions in the upcoming Periods 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions.

There are a number of the BTO units at West Glades @ Bukit Batok that face the above mentioned favourable directions. Aspiring homeowners planning to get a BTO unit here are advised to select a unit wisely. Here’s what we recommend:

North facing units

Blk 474A – 709

Blk 474B – 715, 717, 719, 721, 723, 725

Blk 475A – 749, 751, 753, 755, 767, 769

South facing units

Blk 474B – 711, 713, 727, 729, 731

Blk 475A – 757, 759, 761, 763, 765

Northwest-facing units

Blk 474A – 705, 707

Blk 476A – 783, 785

Southeast-facing units

Blk 474A – 701, 703

Blk 476A – 775, 777, 779, 781

It is important to note that there is no fixed lucky direction that caters to everyone. If necessary, you can seek advice from a professional fengshui practitioner to help you create a harmonious environment in your new home.

Exterior fengshui considerations

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home. It is always worthwhile to do a physical site visit prior to your property purchase.

West Glades @ Bukit Batok may be a distance from its nearest MRT station (8 minutes walk to Bukit Gombak station) but it is conveniently near to amenities such as primary schools, the neighbourhood centre, eateries, places of worship and the nature park.

Some stacks at this upcoming BTO estate face each other directly, implying potential conflict points. Homeseekers are advised to take note of sharp edges pointed towards your potential home, as these are conflict points that are not ideal for homeowners.

T- and cross-junction roads are potential landform obstructions that could bring Sha Qi, but one will not be affected if your home is located on a higher floor. Those choosing Stacks 705 and 707 at Block 474A should take note of this.

It seems that nature is the central theme of West Glades @ Bukit Batok, which boasts lush landscaping as well as a roof roof garden located above the multi-storey car park (MSCP). Nature lovers would be delighted to know that the BTO development is next to a site that is reserved for a nature park, with Block 475A and 476A being the nearest.

However, do take note of your ideal unit’s proximity to trees. While it is rare for falling trees to cause damage to HDB homes, it has happened before. There’s also the risk of attracting unwanted pests. Trees can deflect incoming auspicious energies, so it is best to avoid a unit that is close to trees and plants.

Lower floor units of stacks that are located near or directly facing the drop-off porch and MSCP may be subject to Sound Sha [声煞] and Light Sha [光煞]. This could cause disturbances to daily life such as insomnia. To ensure a restful environment in your home, you may want to consider a window blind if you happen to get any of these lower floor units.

Last but not least, it is important to take note of undeveloped land areas near your estate as future developments can sometimes affect your existing home fengshui. In the case of West Glades @ Bukit Batok, stacks (705, 707, 709, 715, 717, 719, 721, 723, 725) along Bukit Batok Ave 2 and 5 lie directly across reserved lands for future high rise development.

Even if there are no direct conflicts upon the completion of a new development, residents would need to avoid or take measures to counter construction noises and conflicting energies (冲煞) during the development period. Did you know?

Kitchen islands are all the rage, but when it comes to fengshui, you may want to be mindful of the placement of your stove – which is also symbolic of the female homeowner’s health. It is best to avoid building a stove on the kitchen island, as it is exposed to qi (energy) from every angle. From a practical perspective, such exposure could also affect the food you cook, leading to health issues. The placement of the stove is best against a wall for stability.

Also, be mindful of the sink location in the kitchen. If it is directly across your kitchen stove, you may want to consider renovation or implement some changes such as installing an island in between (if space permits). This is because having a stove directly facing the sink depicts a clash of elements between fire (stove) and water (sink) that could affect the health of your household members.
