Located in Toa Payoh, Alkaff Oasis is the largest Build-to-Order (BTO) development in the Bidadari estate, comprising 1,594 units. Completed in 2021, this new housing estate is known for its green landscaping and central location.
Word has it that a 3-room unit at Alkaff Oasis was rented out for S$4,100 under a special permit. In normal circumstances, new HDB flats can only be rented out after the fulfilment of a 5-year Minimum Occupancy Period (MOP). F.Y.I. Alkaff Oasis will reach its Minimum Occupancy Period (MOP) in the year 2026.

Alkaff Oasis: Landform fengshui
Located at the junction of Bidadari Park Drive and Alkaff Crescent in Singapore’s District 13 (D13), Alkaff Oasis sits on the Eastern Dragon, representative of the Wood element. It seems fitting that the estate is envisioned as an urban oasis in a garden-like setting with much greenery.
From a fengshui perspective, Alkaff Oasis is part of the “Transporting Cart of Gold and Jade” formation. External fengshui considerations

Alkaff Oasis spells convenience in terms of location, facilities and amenities, especially for growing families, as there are several schools in the vicinity. In fact, this Bidadari BTO is located next to the Cedar Girls’ Secondary School. While a well-contained estate has its plus points, the convenience is often compromised by higher human traffic or noise levels.
Certain blocks are bound to experience greater noise levels, e.g. if your unit is facing the school. To minimise noises during active school hours, homeowners may want to consider installing sound insulation to reduce noise disturbances from the external environment. Extra caution on the road is also recommended, especially if one is near to the school(s), during the peak hours around the start and end of school hours. There is likely to be traffic congestion, resulting in pollution.
Some people may have concerns about staying near a nursing home as they believe these establishments to be more ‘Yin-aligned’, implying potential health threats. While some blocks (109B, 110A) at Alkaff Oasis are located near the St John’s Home for Elderly Persons, there’s no cause for worry.
Like the other Bidadari BTO estates, Alkaff Oasis reflects the concept of living in an urban oasis, designed with lush greenery (a plus in fengshui!). However, several blocks within this high-density housing estate are built very near to one another, indicating potential conflicts.
Homeowners should take note that high-rise buildings in proximity present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats, etc. If in doubt, consider seeking advice from a professional fengshui practitioner.

Alkaff Oasis comprises 16 residential blocks of 1,594 units of 2-room flexi, 3-, 4-, 5-room, and 3Gen flats at a height of 17 storeys. Due to the scale of the housing development, the units are facing different directions, including North, South, Northwest, Southeast, and some at the borderline of two directions.
Based on fengshui analysis, North and South are the most auspicious directions in the upcoming Period 9 and Period 1 (years 2024 – 2063), followed by Northwest and Southeast. While there is no fixed lucky direction that caters to everyone, those residing in a unit that faces Northeast, Southwest or lies at the border of two directions should consider a fengshui consultation as these directions are not as favourable in the upcoming fengshui periods.
Besides that, if your main door faces your neighbour’s main door, do display a round light in between the two doors, or hang a Super 5 Shield at the top of your door frame. From a home fengshui viewpoint, conflicting energies between both households may arise and affect harmony if two main entrances face each other directly.
As Period 9 corresponds with the South, representing a strong Fire element, it is good to ensure that your premises is balanced in energy, otherwise excessive Fire influence can result in anxiety and restlessness, which would in turn affect health and household harmony. Homeowners can consider incorporating a water feature to balance the Fire element with Water.
