BTO Fengshui POV (Oct 2025): Teban Heights

Published: 29 Oct 2025

Sitting across Pandan Reservoir, Teban Heights is a standard housing project in the quiet and laidback estate of Teban Gardens, launched in HDB’s October 2025 BTO exercise.

In Chinese culture, the water element often represents good fortune and abundance. However, you should know that having a direct view of a flowing river from your home doesn’t necessarily bring good fengshui.

Wondering if Teban Heights could be your ideal fengshui home? Read on for our in-depth fengshui review to find out!

Landform Fengshui: Teban Heights along West Coast Road

In Singapore, the Five Dragon Landform Fengshui harnesses “hidden dragons”, which are man-made structures that channel energy flows. From the lens of fengshui, roads act as “dragon veins”, skyscrapers as “mountain dragons” offering stability, and waterways serve as wealth-attracting “water dragons”.

The five auspicious dragons, namely Eastern, Western, Southern, Northern, and Central, along with the Singapore and Kallang Rivers, converge to drive the city’s growth and prosperity, with each dragon influencing a region’s success.

Bordered by Teban Gardens Road, West Coast Road, and Jurong Town Hall Road, Teban Heights sits close to Pandan Reservoir near the torso of the Western Dragon. Being near the dragon’s body indicates stable qi flow, which is ideal for long-term residence or business.

Fengshui Formation: Teban Heights

Located between Jurong East and Clementi, Teban Heights is part of two fengshui formations, namely “Land of the Flower Basket” and “Land of Imps Transporting Gold”.

The former favours innovative and creative industries, benefiting those who work in creative-related businesses and educational institutions. Families and singles looking to strive in their career, especially females, have the potential to thrive in this area.

The latter holds emphasis on a (wealth) basin land, with a belief that residents are blessed with good fortune and high chances of receiving windfalls. However, the imps that bring the gold also have the tendency of taking it away. Notably, the two rivers in the vicinity, namely Ulu Pandan River and Sungei Pandan, reflect the formation of “two imps stealing gold” and indicate wealth that may be shifted or stolen.

Hence, residents are likely to experience wealth fluctuations. Future Teban Heights residents are advised to guard your wealth well, otherwise all will be lost. On a more positive note, small business owners can accumulate modest wealth. With the help of home fengshui, wealth and windfall luck can be further enhanced.

As this district is nearer to the sea, the humidity level is higher and could easily induce rheumatism and colds. Proper ventilation is necessary in the home, otherwise one may be rich but suffer from poor health.

Exterior fengshui considerations

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home.

Nestled within the idyllic and mature estate of Teban Gardens, Teban Heights is surrounded by green areas like the Pandan Reservoir and the Old Jurong Line Nature Trail, making it perfect for nature lovers without compromising on amenities. Its convenient location next to the future Pandan Reservoir MRT station also ensures easy accessibility.

This new BTO development is named for its tall residential blocks rising to 36 and 37 storeys. Besides unblocked views, some units on the higher floors promise scenic views of the Pandan Reservoir. In landscape fengshui, a household is considered auspicious and blessed with prosperity and abundance if you can see flowing water from your living room, especially if there is a large door or window that allows an inflow of energy from the river across your home.

However, it is crucial to determine the river flow direction to determine if having a view of the flowing water is indeed beneficial to one’s household. If in doubt, it is best to seek advice from a professional fengshui practitioner.

Like many new BTO developments, Teban Heights is designed with a central courtyard space. In addition to fostering a community spirit, this layout earns a nod in the fengshui aspect for its symbolism of openness and flow of positive energy.

For those planning to choose a lower floor unit, do note that stack 700 faces the 7-storey Multi-Storey Car Park (MSCP) directly. Residents on the lower floors may be affected by conflicting forces (煞气) such as noise pollution (噪音) and headlight flashes from moving cars. As this could cause disturbances to daily life such as insomnia, quality soundproofing is essential.

When choosing your choice unit, it helps to take into consideration future developments near your estate. Sitting across Teban Gardens Road from Teban Heights is a site reserved for future high-rise residential development. This calls for caution against potential conflict points, as well as pollution and negative energies (Sha Qi) during the construction period.

High-rise buildings in proximity present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats, etc. If you encounter such scenarios, don’t hesitate to consult a professional fengshui master for appropriate fengshui measures.

Internal fengshui considerations

When it comes to choosing an ideal unit, keep in mind that the main orientation of a house will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can typically be measured from the main entrance where qi flows in.

Teban Heights comprises two residential blocks of 36 and 37 storeys. In total, there are 638 units of 2-room Flexi, 3-room, 4-room, 5-room, and 3Gen flats.

Based on fengshui analysis, North and South are the most auspicious directions in the Period 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions. It is recommended to choose a unit that faces either of these directions or lies at the border of these directions to tap on the positive energies.

We have categorised the units at Teban Heights under the Period 9 Auspicious Home Ranking chart, as listed below.

Several units at Teban Heights potentially face the most auspicious directions of the current fengshui period. However, all stacks lie on the boundary between two directions, indicated with the warning sign. Aspiring homebuyers are advised to seek a professional fengshui consultation for guidance.

Way Fengshui provides end-to-end fengshui services from selecting an ideal unit to helping you create a harmonious environment in your new home.

Did you know?

Period 9 corresponds with the South, representing a strong Fire element. As such, it is best to review and make adjustments if your bedroom falls in the South sector or has too much of the Fire element, which can disrupt sleep.

For example, the colours Red and Orange are associated with the Fire element. It is best to avoid such colours in the bedroom and opt for neutral colours or those that are suited to your Bazi (and those of your spouse).

For optimal fengshui benefits, you should also align your bed position with your Bazi needs. Note that flying stars tend to change position on a yearly basis, which may in turn influence your health or relationship for a particular year.

Did you know that Period 9 is influenced by a wealth star, indicating growing fortune and propitiousness? If your home faces North or South, which are the most auspicious directions in the current fengshui period, consider seeking a fengshui consultation for your home renovation so you and your household members can better grasp opportunities as well as create wealth.
