Expected to be completed by 2029, Fernvale Plains is a standard housing project in Sengkang, launched in HDB’s October 2025 BTO exercise. This upcoming BTO project is one of few that has a shorter waiting time.

With a flatter terrain that inspired its namesake, Fernvale “Plains” conveys simplicity expressed through its green spaces and clean lines. Choose your units wisely though, as some stacks at Block 480A face the 7-storey Multi-Storey Car Park (MSCP) directly. Lower floor units of stack 406, 408, 410, 412, 414, and 416 are likely to be affected by conflicting forces (煞气) such as noise pollution (噪音) and headlight flashes from moving cars.

Similarly, some on the higher floors at Block 480A will overlook the Tampines Expressway (TPE). These units will also be subjected to constant vehicle movements that indicate Sound Sha [声煞]. This is because the bedroom units and balconies face the expressway directly. As this could cause disturbances to daily life, such as insomnia, quality soundproofing is essential.

When choosing your choice unit at Fernvale Plains, be sure to avoid a unit that could encounter Constriction Sha. This scenario occurs when air currents between two buildings converge to charge at one being sandwiched in between. As residents open their windows for ventilation, they will introduce these inauspicious energies to their home. Affected parties may become listless and pessimistic. Should your main door be directly in the line of Constriction Sha, it is best to consult a professional fengshui practitioner.

Internal fengshui considerations

Fernvale Plains comprises five residential blocks ranging from 23 to 26 storeys, one of which is a rental block. There are a total of 1,037 units of Community Care Apartments (CCA), 2-room Flexi, 4-room, and 5-room flats.
