Published: 29 Oct 2025
Nestled in the historic Old Police Academy site along Thomson Road, Mount Pleasant Crest is a prime housing project launched in HDB’s October 2025 BTO exercise. Its rare central location in the extended Toa Payoh town spells excellent connectivity for future residents.
From a fengshui perspective, every site holds residual energy from its past use though. Wondering if Mount Pleasant Crest could be your ideal fengshui home? Read on for our in-depth fengshui review to find out!
Landform Fengshui: Mount Pleasant Crest in Sengkang

In Singapore, the Five Dragon Landform Fengshui harnesses “hidden dragons”, which are man-made structures that channel energy flows. From the lens of fengshui, roads act as “dragon veins”, skyscrapers as “mountain dragons” offering stability, and waterways serve as wealth-attracting “water dragons”.
The five auspicious dragons, namely Eastern, Western, Southern, Northern, and Central, along with the Singapore and Kallang Rivers, converge to drive the city’s growth and prosperity, with each dragon influencing a region’s success.
Located along Mount Pleasant Avenue, Mount Pleasant Crest is bounded by Old Police Academy Road and Wong Chin Yoke Road. This new BTO development is found to be near the body of the Southern Dragon. Being near a dragon’s body indicates stable qi flow, which is ideal for long-term residence or business.
Fengshui Formation: Mount Pleasant Crest

Mount Pleasant Crest is the first housing project in the new Mount Pleasant estate, which is an extension of Toa Payoh town.
Being near Bukit Brown, this BTO project comes under the land formation known as “White Tiger Fighting Winged Snake”. Here, Caldecott Hill reflects the “Land of White Tiger”, whereby the tiger is known to be bold and ferocious. As such, career pursuers must be decisive and bold, in order to ride on the tiger’s imposing stature and make great achievements.
Bukit Brown symbolises the “Snake Land” that is associated with a winged snake. Known for its loyalty, this snake watches over Singapore’s oldest reservoir, MacRitchie Reservoir. The meetings of the White Tiger and Winged Snake will cause occasional disputes. Hence, residents in this area are advised to be mindful of their health. Staying open-minded and generous can help one to avoid unnecessary problems and quarrels.
Exterior fengshui considerations

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home.
Located along Thomson Road, right next to Mount Pleasant MRT station (scheduled to open in tandem with the BTO developments in the area), Mount Pleasant Crest stands out with its city-fringe location near Novena and Orchard. School-age parents with an eagle eye may be quick to note that two renowned primary schools (Anglo-Chinese School and CHIJ Primary) lie within 1km of the BTO development.
Built upon the historic site of the Old Police Academy, some may wonder about residual energies that lingers on. From a fengshui perspective, Mount Pleasant Crest’s staggered block layout, elevated views, and integration of green buffers can help to promote healthy qi circulation. These features can help dissipate any lingering energy, inviting light, air, and movement which is key to revitalising the site’s energy.
With the tallest block rising to 46 storeys, higher floor units are likely to enjoy scenic and unobstructed views (for now). This is considered favourable in landscape fengshui, as unblocked views favoured represents the Red Phoenix that symbolises aspirations and a bright future. Unblocked views also imply smooth flow of energy in the absence of points of conflict (sha), which is essential.
Choose your units wisely though, as some stacks at Block 105A face the 5-storey Multi-Storey Car Park (MSCP) directly. Lower floor units of stack 175, 177, 179, 181, 197, and 199 are likely to be affected by conflicting forces (煞气) such as noise pollution (噪音) and headlight flashes from moving cars. As this could cause disturbances to daily life such as insomnia, quality soundproofing is essential.
As Mount Pleasant Crest is the first housing project in the new Mount Pleasant estate, there will be many on-going developments. From the site plan, it can be seen that this BTO development is surrounded by future high-rise developments. This calls for caution against potential conflict points, as well as pollution and negative energies (Sha Qi) during the construction period.
High-rise buildings in proximity present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats, etc. If you encounter such scenarios, don’t hesitate to consult a professional fengshui master for appropriate fengshui measures.
Internal fengshui considerations
When it comes to choosing an ideal unit, keep in mind that the main orientation of a house will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can typically be measured from the main entrance where qi flows in.

Mount Pleasant Crest comprises four residential blocks that includes one block dedicated to rental flats. The remaining three blocks, each standing at 40, 45, and 46 storeys, will offer 1,348 units of 2-room Flexi, 3-room, and 4-room flats.
This BTO project also offers a new White flats layout, providing flat buyers with greater flexibility to configure their living spaces within the flat, which is great for space optimisation with strategic fengshui planning.
Based on fengshui analysis, North and South are the most auspicious directions in the Period 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions. It is recommended to choose a unit that faces either of these directions or lies at the border of these directions to tap on the positive energies.
We have categorised the units at Mount Pleasant Crest under the Period 9 Auspicious Home Ranking chart, as listed below.

Some units at Mount Pleasant Crest potentially face the most auspicious directions of the current fengshui period. However, most stacks lie on the boundary between two directions, indicated with the warning sign. Several stacks are also facing less favourable directions. Aspiring homebuyers are advised to seek a professional fengshui consultation for guidance.
On a more positive note, as Period 9 focuses on change and innovation, Mount Pleasant Crest’s flexible “white flat” layouts come in handy for residents to personalise your space according to your unique Bazi blueprint and preferences.

Did you know?
Events and happenings within a space create energy vibrations that can either be positive or negative. These are not limited to indoor spaces, but could also be infused into the estate that you plan to live in. Hence, it makes sense to understand the history of your to-be neighbourhood, especially recent happenings that could leave traces of remnant energies.
Mount Pleasant Crest will be built upon the historic grounds of the Old Police Academy. Here’s a fun fact: the Old Police Academy was established in 1929 as a Police Depot. It was also used by the Japanese as a training ground and vehicle depot during their occupation of Singapore in World War II. Following the war, the site was restored to its original purpose as a police training facility. In fact, it was the main training ground for the Singapore Police Force until its closure in 2005.
Prior to selecting your house or flat, take a walk in the estate and take note of the features of surrounding buildings that may harbour threats of negative influences or hinder ventilation within your home. The main idea is to garner and ensure the smooth flow of positive Qi (energy) within your new home while avoiding Sha Qi (negative energies).
Sha Qi in the environment surrounding your home can manifest into loss of wealth, accidents, and sickness. If there are sharp edges pointed towards your potential home, then it is best to consider another unit or seek advice from a professional fengshui practitioner.
