Published: 19 Aug 2025

As the fengshui Period 9 sets in, developments in northwestern Singapore seem to be taking place rapidly. Launched under HDB’s July 2025 Build-To-Order (BTO) exercise, Sembawang Beacon is the first BTO project in Sembawang North.

Could Sembawang Beacon be your ideal fengshui home? Read on for our in-depth fengshui review to find out!

Landform Fengshui: Sembawang Beacon in Sembawang North

In Singapore, the Five Dragon Landform Fengshui harnesses “hidden dragons”, which are man-made structures that channel energy flows. From the lens of fengshui, roads act as “dragon veins,” skyscrapers as “mountain dragons” offering stability, and waterways serve as wealth-attracting “water dragons.”

The five auspicious dragons, namely Eastern, Western, Southern, Northern, and Central, along with the Singapore and Kallang Rivers, converge to drive the city’s growth and prosperity, with each dragon influencing a region’s success.

Bordered by Canberra Road, Admiralty Link, and Admiralty Lane, Sembawang Beacon sits near the tail of the Southern Dragon that favours residential and commercial developments. The dragon’s tail represents stability and gradual growth (rather than explosive success like the dragon’s head). Hence, residents here must be patient and adaptable in order to thrive over time.

Fengshui Formation: Sembawang Beacon in Sembawang North

The fengshui formation identified in Sembawang is believed to be that of “Thriving Bamboos”. Bamboos are an auspicious symbol in Chinese culture, indicating the potential for growth and progress.

Thus, this formation promises positive influences for residents in Sembawang. To attain success, residents should stay down-to-earth, work hard and take all matters in stride.

Exterior fengshui considerations

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home.

Sembawang Beacon reflects the precinct’s shipyard heritage with colonial bungalow-inspired white facades and bold black frames. Like many new residential developments in Singapore, it integrates lush green spaces, including a roof garden, open lawn, and landscaped seating, to connect residents with nature.

Plants symbolise vitality and growth, which can aid conducive living but they can also introduce unwanted pests into our homes if too close to entrances. Besides that, trees can deflect incoming auspicious energies. Hence, those considering lower floor units should consider this and keep a lookout for nearby trees and plants.

Potential homebuyers looking for lower floor units should also take note that the Multi-Storey Car Park (MSCP) at Sembawang Beacon is 7-storey tall. While not all units face the carpark directly, some stacks are pretty near. Those planning to choose stacks 125, 127, 165, 167, and 181 should stay mindful, as lower floor units of these stacks may encounter conflicting forces (煞气) such as noise pollution (噪音) and headlight flashes from moving cars.

Sitting next to Endeavour Primary School, Sembawang Beacon is suitable for families with school-age children. However, residents should be prepared for greater noises and heavier traffic during peak hours. For those who prefer greater privacy and peace, do note that stacks 169, 171, and 173 are the nearest to the school.

There’s a saying in fengshui that states that having a place of worship in front of the house indicates poverty; at the rear of the house indicates wealth; on the left and right of the house indicates widowhood.

Located next to Sembawang Beacon is the Assyafaah Mosque, with stacks 119, 121, 123 and 125 being the nearest to this place of worship. If you are concerned about staying near a place of worship, here’s our take on the fengshui implications: Places of worship are where devotees gather and perform religious acts, hence it will congregate a strong force of energy that may cause a qi imbalance to its surroundings.

Nevertheless, it is inaccurate to conclude the qi condition based on the place of worship alone. To evaluate the auspiciousness of an area, factors such as the house facing, distance, luck cycle of the residents etc. must be considered. An on-site fengshui assessment for each unit is needed to determine the effects of the place of worship on the dwelling. If in doubt, you may want to consult a professional fengshui master.

As Sembawang North is a relatively new housing area, there are many on-going and future developments. Located across Sembawang Beacon along Canberra Road and Admiralty Lane are future roads and sites  reserved for high-rise residential developments. This indicates potential conflict points, as well as pollution and negative energies (Sha Qi) during the construction period. If required, do consult a professional fengshui practitioner to keep your home fengshui optimised at all times.

Internal fengshui considerations

When it comes to choosing an ideal unit, keep in mind that the main orientation of a house will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can typically be measured from the main entrance where qi flows in.

Sembawang Beacon features four 18-storey residential blocks, providing a total of 775 units. These units include 2-room Flexi, 3-room, 4-room, 5-room, and 3Gen flats.

Based on fengshui analysis, North and South are the most auspicious directions in the Period 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions. It is recommended to choose a unit that faces either of these directions or lies at the border of these directions to tap on the positive energies.

We have categorised the units at Sembawang Beacon under the Period 9 Auspicious Home Ranking chart, as listed below.

Most units at Sembawang Beacon face the most auspicious directions of the current fengshui period, but some face less favourable directions like East, West, Northeast or Southwest. While there is no fixed lucky direction that caters to everyone, you may like to leave it to the professionals if you are unsure of which units to choose.

Way Fengshui provides end-to-end fengshui services from selecting an ideal unit to helping you create a harmonious environment in your new home.

Did you know?

Events and happenings within a space create energy vibrations that can either be positive or negative. These are not limited to indoor spaces, but could also be infused into the estate that you plan to live in. Hence, it makes sense to understand the history of your to-be neighbourhood, especially recent happenings that could leave traces of remnant energies.

Sembawang, once home to the British Naval Base and Shipyard, began developing as a new town in the mid-1990s. Sembawang North is its newest housing area, with Sembawang Beacon as its first BTO project.

Residents can look forward to the Community Wharves Link, a network of pedestrian connections that will link upcoming BTO projects. In fengshui, a well-placed bridge can enhance the flow of qi (energy), especially if it spans water, so let’s stay tuned to future developments.

Meanwhile, aspiring resale homebuyers are encouraged to take a walk in the estate prior to selecting a flat.  Take note of the features of surrounding buildings that may harbour threats of negative influences or hinder ventilation within your home. The main idea is to garner and ensure the smooth flow of positive Qi (energy) within your new home while avoiding Sha Qi (negative energies).

Sha Qi in the environment surrounding your home can manifest into loss of wealth, accidents, and sickness. If there are sharp edges pointed towards your potential home, then it is best to consider another unit or seek advice from a professional fengshui practitioner.

Also, Period 9 corresponds with the South, representing a strong Fire element. As such, you should be mindful of locating important spaces within your premises. For example, it is best to make adjustments if your stove (also of fire element) is facing South, otherwise  too much fire energy can cause instability and burnout for members in the household. Always  consult a professional fengshui master if you are unsure.
