Kim Keat Heights, located in the mature town of Toa Payoh, is one of the highly anticipated new housing projects launched in HDB’s May 2022 Build-To-Order (BTO) exercise.

Kim Keat Heights: Landform fengshui
Located in the Toa Payoh and Kim Keat district, Kim Keat Heights will be bounded by Lorong 6 and Lorong 7 Toa Payoh. This BTO estate sits on the Southern Dragon, and belongs to the fengshui formation of the “Land of the Lotus Flower”, which is conducive for self-cultivation.

Kim Keat Heights offers two residential blocks of 385 units in total, with 120 two-room flexi, 100 three-room and 165 four-room units ranging from 27 to 36 storeys. Both blocks will house some rental flats.
Based on fengshui analysis, North and South are the most auspicious directions in the upcoming Periods 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions.

In terms of convenience, Kim Keat Heights is near to many facilities and amenities in the mature estate. There’s even a park around the corner, with the nearest stack being 105 at Blk 39A.
It is important to take note of sharp edges pointed towards your potential home, as these are conflict points that are not ideal for homeowners. In such cases, it is recommended to consider another unit or seek advice from a professional fengshui practitioner.
With only two blocks, potential homeowners will be happy to know that no stack at Kim Keat Heights faces each other directly, which is very good. Also, those who choose units at the 27th storey and above are likely to have unblocked views, as most residential blocks around are not as high. This means there’s a lesser chance of encountering certain fengshui conflicts.
T-junction roads are one of the common landform obstructions that could bring Sha Qi, but one would not be affected if your home is located on a higher floor. Those choosing Stacks 105, 113 or 121 should take note of this.
There’s a 6-storey multi-storey car park (MSCP) within the estate, which is conveniently accessible via link bridges to each block. Note that lower floor units of stacks that are located near or directly face the MSCP may be subject to Sound Sha [声煞] and Light Sha [光煞]. This could cause disturbances to daily life such as insomnia. Therefore, those who choose a lower storey unit that faces the car park (i.e. Blk 39A Stacks 101, 103, Blk 39B Stacks 115, 117) are advised to a window blind.
For those who are more sensitive to noise, you may also want to avoid lower storey stacks nearest to facilities such as the children playground (i.e. Blk 39A Stacks 103, 105, Blk 39B Stack 117) and 5-storey community club (i.e. Blk 39A Stack 103), as these areas tend to have higher footfall and noise levels.

Is it bad fengshui to stay near a temple or place of worship?
There’s a saying in feng shui that states that having a temple in front of the house indicates poverty; at the rear of the house indicates wealth; on the left and right of the house indicates widowhood.
