The name ‘Ulu Pandan Glades’ describes the project’s lush surroundings, as it is located next to Ulu Pandan Park Connector and a park with a retained natural stream. This upcoming BTO estate will be developed sensitively, with green and blue elements weaved into the plans to support the local biodiversity, while enhancing residents’ well-being.

Located near Dover MRT station and bounded by Ghim Moh Link and Commonwealth Avenue West, Ulu Pandan Glades is part of the Health District @ Queenstown. From a fengshui viewpoint, this new BTO development sits on the Western Dragon and belongs to the unique fengshui formation of “Combination of Four Animals”, which spans across Holland Road, Kent Ridge, South Buona Vista Road and Haw Par Villa.
Ulu Pandan Glades resides within the auspicious landform at Holland Road, which exhibits traits of an eagle, soaring with its spread wings and creating the “Flying Eagle Diving for Food” formation. Residents who live in this area are likely to receive aid from many foreign friends when they are in need. This area is also advantageous for those who work in the political or military field.
Internal fengshui considerations
When it comes to choosing an ideal unit, keep in mind that the main orientation of a house will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can be measured from the main entrance where qi flows in.
Ulu Pandan Glades comprises two residential blocks of 732 units in total. Homeseekers have a choice of 3- and 4-room flats across blocks that have heights from 34 to 43 storeys.
Based on fengshui analysis, North and South are the most auspicious directions in the upcoming Period 9 and Period 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions.

Exterior fengshui considerations
As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home. It is always worthwhile to do a physical site visit prior to your property purchase.
Located near to Buona Vista and Dover MRT stations, Ulu Pandan Glades offers easy accessibility in terms of public transport. However, its proximity to Singapore Polytechnic (just across the road) means higher human traffic and noises, especially during peak hours. This also applies to some stacks that face the MRT track and Commonwealth Avenue West, which is usually congested during peak hours. Potential homeowners who value peace and quiet should consider higher floor units or those at the inner stacks or those along Ulu Pandan Canal.
Some stacks (121, 123, 137, 139) face the multi-storey car park (MSCP) directly, which implies Sound Sha [声煞] and Light Sha [光煞], especially for those at a lower floor unit. This could cause disturbances to daily life such as insomnia. FYI. The MSCP at Ulu Pandan Glades is 4 storeys tall.
If inevitable, you may want to consider implementing soundproofing solutions or install a blind to block out some light and noise pollution. If in doubt, you may want to consult a professional fengshui practitioner.
It is also wise to consider the facing and proximity to the Bin Centre. Lower floor units of Stack 119 and 127 may be affected. Do ensure that your front door (especially those on the lower floor units) does not face the Bin Centre directly, otherwise your house will be amongst the first to be affected by rubbish stench once the wind starts blowing even if the estate uses the Pneumatic Waste Conveyance System (PWCS).
On a more positive note, one side of the BTO estate faces the park and Ulu Pandan Canal. Higher floor units will overlook the Holland landed enclave, with some being able to catch unblocked views of the Central Catchment Nature Reserve. In fengshui, unblocked views are favoured as it represents the Red Phoenix, symbolising aspirations and a bright future.
