Brickland Weave, located in the non-mature town of Tengah, recently launched in HDB’s February 2023 Build-To-Order (BTO) exercise. Being the first town to integrate housing projects with the area’s surrounding greenery and biodiversity, Tengah has garnered much attention from potential homeowners. 

Is Tengah really as good as the plan seems? Manifesting good home fengshui requires in-depth analyses and corresponding measures to ensure harmony between your living spaces and the environment. Let us start off by looking at the landform fengshui of Brickland Weave.

 

Brickland Weave: Landform fengshui

Located in the Brickland District of Tengah town, Brickland Weave is bounded by Brickland Road and Tengah Boulevard. Based on our fengshui review, this upcoming BTO development falls in the precinct of Choa Chu Kang that happens to reside on the Central Dragon. 

The auspicious land here reflects the fengshui formation of the “Homes of the Flying Swallows”. Being migratory birds, the swallows tend to take flight during different seasons. Hence, those living on this swallow land shall have great opportunities to travel far and frequently. This is also a good region to produce or groom talents in the field of diplomats. 

As swallows can also fly in different directions, couples may experience time away from each other due to work commitments. With that in mind, spouses must have strong faith in each other and always try to keep harmony in mind.  

 

Internal fengshui considerations

When it comes to choosing an ideal unit, keep in mind that the main orientation of a house will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can be measured from the main entrance where qi flows in.

Brickland Weave offers 12 residential blocks of 1,641 units, ranging from 11 to 17 storeys tall. There is a wide option of units from 2-room Flexi, 3-, 4-, and 5-room flats for potential homeowners to select.  

Based on fengshui analysis, North and South are the most auspicious directions in the upcoming Period 9 and Period 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions.

While most of the units at Brickland Weave face the above mentioned favourable directions, the exact orientation actually falls on the border of two directions; i.e. North/Northeast or South/Southwest. One should note that Northeast and Southwest are deemed to be less favourable in Period 9.

Exterior fengshui considerations

 

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home.  It is always worthwhile to do a physical site visit prior to your property purchase.

Based on the site plan, Brickland Weave offers various facilities amid pockets of green spaces for both the young and old. Daily conveniences are also easily accessible as the housing project will come with shops, eating houses and a minimart. Those seeking peace and quiet may want to consider stacks that are away from the main roads, amenities, car parks and zones where there are high levels of human activities.

For example, there are several stacks (256, 258, 282, 284, 286, 288, 306, 308, 441, 443, 509, 511, 513) facing the multi-storey car park (MSCP) directly. Try to avoid lower floor units that face directly or are near to the car park, as constant vehicle movements indicate Sound Sha [声煞] and Light Sha [光煞], which could cause disturbances to daily life such as insomnia. For those who choose a unit that faces the car park, please consider installing a window blind.

Additionally, those choosing stack 405, 407, 441, 443, 509, 511, and 513 will enjoy greater convenience due to proximity to the shops and eating house. However, this also implies higher noise levels, especially for units at the lower storeys. 

At the other end, stack 220 and 222 are next to the Bin Center. Do ensure that your front door (especially those on the lower floor units) does not face the Bin Centre directly, otherwise your house will be amongst the first to be affected by rubbish stench once the wind starts blowing even if the estate uses the Pneumatic Waste Conveyance System (PWCS).

Block 411B and 415A are facing the site proposed for a school. Those who are choosing a unit in any of these blocks can expect noises and heavier traffic during peak hours. 

It’s also good to keep in mind that Brickland Weave will be surrounded by high-rise residential buildings. With Tengah being slated to develop rapidly within the next two decades, one should also take note of future developments surrounding your home.

High-rise buildings in proximity present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats, etc.

 

Did you know?

Some people think that it is a fengshui taboo if their windows in the living area are bigger than their main entrance. In fact, these home configurations are increasingly common in new estates.

Before you start worrying, here’s the good news: while it is not recommended for homes in countries with four distinct seasons, having bigger windows in our tropical climate means better indoor ventilation, which is favourable!

However, it is best to avoid having the big window facing the main door directly. If they are directly aligned, the ability to accumulate wealth luck will be diminished as energy flows in and out easily.

If the features are fixed, you can remedy the situation by installing a room divider or avoid opening both the window and door at the same time. Displaying some plants at the window or having curtains or blinds can help too.
