Located in the mature town of Bishan, Sin Ming Residences is one of the Build-To-Order (BTO) housing projects that was launched in the HDB’s December 2023 BTO exercise. Sin Ming Residences: Landform fengshui

Located along Sin Ming Road, Sin Ming Residences is in the precinct of Bishan, which sits on the Southern Dragon (aka Wealth Dragon). From a fengshui perspective, Bishan is believed to be a “Monkey Land”. Here, there are two types of monkeys with distinct personalities, each to be found at MacRitchie Reservoir and Peirce Reservoir respectively. The two white monkeys at MacRitchie Reservoir may be fun-loving but they are capable of protecting the reservoir. This indicates good potential for commercial and technology developments.
At Peirce Reservoir, there are five monkeys that can each be distinguished by the Five Elements (Metal, Wood, Water, Fire, and Earth). Their influence is similar to that of the “Five Ghosts Transporting Treasures” formation in Ang Mo Kio. As most of the residential units in Bishan face the auspicious Northeast, residents shall benefit in the aspect of career and academics, comparable to residents of Serangoon Gardens.

When it comes to choosing an ideal unit, keep in mind that the main orientation of a house will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can typically be measured from the main entrance where qi flows in.
Sin Ming Residences comprises 4 residential blocks of 3- and 4-room flats, ranging between 22 and 28 storeys in height. In total, there are 732 units, including rental flats.
Based on fengshui analysis, North and South are the most auspicious directions in the upcoming Period 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions. It is recommended to choose a unit that faces either of these directions or lies at the border of these directions to tap on the positive energies.

All units at Sin Ming Residences face the most favourable direction of North or South in Period 9. Nonetheless, some units have the problem of door facing door. If main doors are facing each other, there will be direct conflicting energy, which is unfavourable for both households. In such a situation, homeowners can place a round light in between the two doors, or to hang a Super 5 Shield at the top of your door frame.

External fengshui considerations
As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home.
Nestled within a peaceful neighbourhood with only a handful of HDB blocks and the Thomson Garden landed estate, Sin Ming Residences promises tranquil living without compromising on amenities with several malls within walking distance. Two renowned primary schools, namely Ai Tong and Catholic High, are within 1km radius.
Within the estate, homeowners – especially those located on the lower storey – may want to choose a unit that does not face the 7-storey Multi-Storey Car Park (MSCP) directly. Otherwise, you and your household members are likely to encounter Sound Sha [声煞] and Light Sha [光煞], which could cause disturbances to daily life such as insomnia. If inevitable (e.g. stack 310, 312), homeowners can consider installing a window blind.
Stacks that are near or face the bin centre directly are also not recommended (eg. stacks 387, 389). If your front door faces the Bin Centre directly, your house is likely to be amongst the first to be affected by rubbish stench once the wind starts blowing, even if the estate uses the Pneumatic Waste Conveyance System (PWCS).
Based on Sin Ming Residences’s site plan, there is a site reserved for future high-rise residential development along Sin Ming Street. This indicates potential conflict points, as well as pollution and negative energies (Sha Qi) during the construction period. Homeowners who are staying at the outer stacks along Sin Ming Street should pay caution.
High-rise buildings in proximity present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats, etc. If you encounter such scenarios, you may display a pair of guardian lions or Six Emperor Coins emblem to ward off the negative energies.
