Sun Plaza Spring – not to be confused with Sun Plaza Mall in Sembawang – is actually a new BTO estate in the mature town of Tampines in eastern Singapore. In case you were wondering, its name reflects the upcoming development’s lush landscaping and the nearby Sun Plaza Park.

Sun Plaza Spring: Landform fengshui
Bounded by Tampines Street 41 and Tampines Street 42, Sun Plaza Spring sits on the Eastern Dragon in Tampines, which is known to be the land of “Talented Scholars and Ravishing Beauties”.

In terms of convenience, Sun Plaza Spring is near to many facilities and amenities in the mature town. On the other hand, this implies more crowded housing options and potential blockage.
Sun Plaza Spring will be located directly across established residential blocks, Potential homeowners are advised to avoid units that are likely to face the sharp edge of other buildings in order to avoid the Wall Blade Sha [尖角煞], which is a conflicting force that occurs when a residential unit faces the sharp edge of a neighbouring structure.
Another point to note is the proximity to trees. While it is rare for falling trees to cause damage to HDB homes, it has happened before. Besides that, there’s the risk of attracting unwanted pests. Trees can also deflect incoming auspicious energies, so it is best to avoid a unit that is close to trees and plants.
Gongshang Primary School sits behind Sun Plaza Spring, and would be a convenient choice for families with young children. On the other hand, one should expect noises during active school hours. To reduce noise disturbances from the external environment, sound insulation could be an option.
Last but not least, there’s a site reserved for a high-rise nursing home next to Sun Plaza Spring. Hospitals and nursing homes are considered to be Yin in nature. Also, as they usually operate 24 hours, units nearer or facing the nursing home at Block 400A are likely to encounter Sound Sha [声煞] and Light Sha [光煞]. All these may subject residents to physical and mental fatigue.
Hence, it may be better to select a unit on a higher floor or to reconsider the stacks at the other end of Block 400B or Block 400C. If in doubt, consider seeking advice from a professional fengshui practitioner.
