Located in the mature estate of Tampines, Tampines GreenTopaz is a new housing project launched in HDB’s June 2024 Build-To-Order (BTO) exercise with a relatively shorter waiting time of 3 years and 1 month. In addition to its proximity to Tampines Park Connector, which leads to Bedok Reservoir Park, the development will have eateries, a supermarket, a preschool and shops – spelling great convenience. Tampines GreenTopaz: Landform fengshui

Bounded by Tampines Avenue 1, Tampines Street 92, and Tampines Street 94, Tampines GreenTopaz resides on the Eastern Dragon. From a fengshui perspective, Tampines is a land of “Talented Scholar and Ravishing Beauty”, an ideal residential area for those in the creative industry. As there is high potential of cultivating talent here, young families will benefit greatly from the auspicious energies of this formation.
Tampines is also situated near the head of the Eastern Dragon, a majestic creature capable of helping inhabitants within its land to soar to greater heights. As those who possess talent and beauty may develop an “arrogant exterior”, Grand Master Tan Khoon Yong of Way Fengshui Group shared that more efforts must be made to maintain harmonious relationships, for without that, a breakthrough will be difficult to achieve.
Homeowners should also take caution against illnesses. The seasonal northeast monsoon will cause temperature to fluctuate and people with poor constitutions are susceptible to catching a cold. As such, warm colours (i.e. red or cream) are recommended in interior design and decorations while cool colours (i.e. blue, green, etc) should be avoided. Growing more plants can help to dispense the cold too.
Internal fengshui considerations

When it comes to choosing an ideal unit, keep in mind that the main orientation of a house will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can typically be measured from the main entrance where qi flows in.
Tampines GreenTopaz comprises 4 residential blocks ranging from 12 to 13 storeys. In total, there are 561 units of 2-room Flexi, 4-, and 5-room flats. One of the blocks will house an additional 24 units of rental flats.
Based on fengshui analysis, North and South are the most auspicious directions in the Period 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions. It is recommended to choose a unit that faces either of these directions or lies at the border of these directions to tap on the positive energies.

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home.
Tampines GreenTopaz is a self-contained BTO development that offers convenient access to a wide range of facilities, including a supermarket, shops, an eating house, a preschool, as well as children’s playgrounds and fitness corners. The Tampines West MRT Station is also just a stone’s throw away. However, convenience often comes at a cost, and a more crowded housing environment can imply potential Sha (conflict points).
Surrounded by sites reserved for the development of high-rise residential/commercial buildings, potential homeowners may want to take into consideration the development period of surrounding sites, which will produce construction noises and conflicting energies (冲煞).
High-rise buildings in proximity also present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats or oppression, etc. Hence, it is important to choose the right unit. If in doubt, consider seeking advice from a professional fengshui practitioner.
Tampines GreenTopaz also features a 6-storey multi-storey car park (MSCP), which is conveniently accessible via link bridges to each block. Note that lower floor units of stacks that are located near or directly face the MSCP may be subject to Sound Sha [声煞] and Light Sha [光煞]. This could cause disturbances to daily life such as insomnia. Therefore, those who choose a lower storey unit that faces the car park (i.e. stack 627, 629, 631) are advised to install a window blind.
Some units at Tampines GreenTopaz are located near the lift or staircases. Stay mindful if you are in such a unit, as this may respectively result in unstable magnetic fields or unfavourable energies at home. Such situations could also lead to household disharmony and health issues. Do practise greater awareness, and consider displaying a Petrified Wood emblem in your living room.
Last but not least, stacks that are near or face the bin centre directly are not recommended. If your front door faces the Bin Centre directly, your house is likely to be amongst the first to be affected by rubbish stench once the wind starts blowing.

Some people think that it is a fengshui taboo if their windows in the living area are bigger than their main entrance. In fact, these home configurations are increasingly common in new estates.
Before you start worrying, here’s the good news: while it is not recommended for homes in countries with four distinct seasons, having bigger windows in our tropical climate means better indoor ventilation, which is favourable!
However, it is best to avoid having the big window facing the main door directly. If they are directly aligned, the ability to accumulate wealth luck will be diminished as energy flows in and out easily.
If the features are fixed, you can remedy the situation by installing a room divider or avoid opening both the window and door at the same time. Displaying some plants at the window or having curtains or blinds can help too.
