Launched in 2017, Eunos Court Build-to-Order (BTO) development in the mature estate of Geylang was oversubscribed then, largely due to its strategic location near to Eunos MRT station, the Pan Island Expressway (PIE), shopping centres and several schools in the area. While location is an important factor for property investors, there are more to consider where residential fengshui is concerned, especially for those planning to stay long-term in this new BTO estate. Eunos Court: Landform fengshui
Bounded by Eunos Avenue 5, Eunos Crescent, and Eunos Road 2, Eunos Court’s new BTO units are part of the Geylang East region, sitting on the Eastern Dragon of Singapore. This area near Paya Lebar is considered a “Goat Land”, with a pair of goats standing guard. Hence, the fengshui formation here is known as the “Twin Goats Land”.
One goat is found at Tai Seng while the other is at Kaki Bukit. In the face of a national crisis, the goats serve the purpose of protecting the country and ensuring the people’s safety. In times of peace, they will strive to boost industrial development. In between the two goats lie Kampong Ubi (meaning tapioca in Malay) and conflicts may arise occasionally. However, the goats being known for their kind nature will inflict no harm in these conflicts.
From a fengshui perspective, the goat land is beneficial to industrial development. Industries such as hardware, mechanical, food manufacturing and freight transport are suitable here. Business owners or professionals in these industries can consider staying in this area for greater convenience. High technology industries, research and product developments (which are growing industries in Period 9) are likely to thrive as well.
Internal fengshui considerations
When it comes to choosing an ideal unit, keep in mind that the main orientation of a house will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can be measured from the main entrance where qi flows in.
Eunos Court provides 742 residential units across 6 new blocks with the highest at 19 storey. There are 2-room Flexi, 3-room, and 4-room flats. Based on fengshui analysis, North and South are the most auspicious directions in the upcoming Period 9 and Period 1 (years 2024 to 2063), and Northwest and Southeast are the second most auspicious directions.
It is recommended to choose a unit that faces one of these directions or lies at the border of these directions to tap on the positive energies. The majority of the new BTO units at Eunos Court face either North or South. So, congratulations again if your home is one of them!

Exterior fengshui considerations
As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting or shifting into a new home. Also, do note that events and happenings within a space create energy vibrations that can either be positive or negative. These are not limited to indoor spaces, but could also be infused into the estate that you plan to live in.
Jalan Eunos was originally quite hilly with many vegetable farms and coconut plantations. Home to one of the last Malay settlements, this area has developed into a mature estate that provides many amenities such as schools, food centres, proximity to shopping malls and transport options, alongside the industrial estate.
While Eunos Court enjoys a convenient location, its 4-minute proximity to the Eunos train station implies noise pollution. Also, lower floor units at Block 38C units that face the multi-storey car park (MSCP) directly are likely to be affected by light and noises from vehicles. Sound insulation such as heavy curtains could be an affordable option to reduce noise disturbances from the external environment.
As these newly included BTO blocks are pretty well-contained, residents should also keep an eye for conflicting forces from neighbouring blocks. Some units are likely to encounter the Sharp Edge Sha (尖角煞). This typically occurs when the door or window of your unit faces the corner of a nearby building.
Such negative energies can result in increased anxiety and inability to concentrate, which may affect career and academic development. If in doubt, it is best to consult a professional fengshui practitioner.
If your unit is located near the lift or staircases, you should also be mindful as this may respectively result in unstable magnetic field or unfavourable energies at home. Such situations could lead to household disharmony and health issues. Do practise greater awareness, and consider displaying a Petrified Wood emblem in your living room.
Last but not least, units that are located along Eunos Avenue 5 should take note of the site across the road that is reserved for future high-rise development. High-rise buildings in proximity present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats, etc. In addition, pay attention to avoid or take measures to counter construction noises and conflicting energies (冲煞) during the development period.

When it comes to positioning your bed for fengshui, always ensure that the bed should never be pointed with its feet towards the door. This is known as the “coffin position”, which can drain your energy if you sleep in it.
Also, make sure that your door is not parallel to any part of the bed. Master Mark Tan explains that this helps to prevent energy from flowing to your bed too quickly, which can be unsettling and disruptive to your sleep. A good rule of thumb is to place the bed diagonally from the bedroom door.
Adding living green plants into your room can also add vibrant energy. This is because plants invite restorative energy and growth in all areas of your life. Nonetheless, do choose an indoor plant that works with the amount of natural light available in your room.
Avoid placing cacti or other sharp plants in the bedroom as they may lead to unnecessary conflicts.Artificial plants should also be avoided, as they do not bring any life to your living space.
