Launched under HDB’s February 2019 Build-To-Order (BTO) exercise, Fernvale Vines is a non-mature estate located in northeastern Singapore, which obtained TOP (temporary occupation permit) last year.
Symbolising the growth and vibrancy of Sengkang town, Fernvale Vines is likened to a garden sanctuary with easy accessibility to amenities. Wondering if this new BTO estate is an ideal fengshui home or a good property investment? Let’s take an in-depth fengshui review to find out!
Fernvale Vines: Landform Fengshui
Located along Fernvale Street and Fernvale road, Fernvale Vines sits on the Eastern Dragon in Sengkang. It is part of the fengshui land formation known as a “Frog Land”. Located near upcoming amenities such as the Thanggam LRT station, a community club, and hawker centre, Fernvale Vines promises easy convenience for its residents. Its proximity to several schools also make it a suitable choice for families with school-age children.
However, this means blockage amidst the crowded housing environment as well as greater noise activities. Also, there are two sites at the north and south of the development that are reserved for schools. This implies that residents may be affected by heavier traffic and noises during active school hours. Sound insulation could be an option to reduce noise disturbances from the external environment.
As several sites surrounding Fernvale Vines are under construction, residents should be wary of potential conflict points, as well as pollution and negative energies (Sha Qi) during the construction period.
Based on the site plan, there is also a Chinese Temple under construction, which is located a stone’s throw from the new BTO estate. If you are concerned about staying near a temple or places of worship and wondering if there’s any fengshui implications, here’s our take:
There’s a saying in fengshui that states that having a temple in front of the house indicates poverty; at the rear of the house indicates wealth; on the left and right of the house indicates widowhood. Temples are where devotees gather and perform acts of worship, hence it will congregate a strong force of energy that may cause a qi imbalance to its surroundings. It is also believed that temples will attract spirits and ghosts, making the area unfavourable for long-term dwellers.
Nevertheless, it is inaccurate to conclude the qi condition based on the temple alone. To evaluate the auspiciousness of an area, factors such as the house facing, distance from the temple, luck cycle of the residents etc. must be considered. An on-site fengshui assessment for each unit is needed to determine the effects of the temple on the dwelling. If in doubt, you may want to consult a fengshui master.
Internal fengshui considerations
Homeowners should bear in mind the main orientation of your house, as it will directly influence the overall luck of your household member(s). The house orientation refers to the facing of your house, which can be measured from the main entrance where qi flows in.

Fernvale Vines comprises 6 residential blocks ranging from 17 to 24 storeys in height. The development has 933 units of 2-room Flexi, 3-, 4-, 5-room, and 3Gen flats.
Based on fengshui analysis, North and South are the most auspicious directions in the upcoming Period 9 and Period 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions.
