Feb 2022 BTO: Dakota Crest Fengshui Unit Review

In this article, we shall look into the fengshui aspects of Dakota Crest.
Recently launched in HDB’s February 2022 Build-To-Order (BTO) exercise, Dakota Crest is an upcoming new housing project located in a mature town. In fact, its location is at the historic site of the former Dakota Crescent estate – one of the earliest housing estates in Singapore. Let us start off by looking at the landform fengshui.
Dakota Crest: Landform fengshui
Bounded by Old Airport Road, Jalan Enam, and Dakota Crescent, Dakota Crest sits on the Eastern Dragon with the influence of two fengshui formations, namely the “Divine Oyster Producing Pearls” and “Ruyi Falling to the Ground”.
This denotes favourable progress for those who are in the civil service. Moral values should be kept in mind, and residents are reminded to stay loyal in relationships, especially those who have a thriving career. Beware not to be caught in love entanglements.
Internal fengshui considerations
Dakota Crest features only 3 blocks with 443 units across a range of 2-room Flexi, 3-room, and 4-room flats, making it pretty exclusive in the latest BTO exercise. The orientation of the units are mostly North/South and Northwest/Southeast.
As North and South are the most auspicious directions in the upcoming Period 9 and Period 1 (year 2024 – 2063), prospective homeowners should consider a unit that faces either of these directions as your priority.
Should North/South facing units be unavailable, you may like to consider those facing Northwest/Southeast. The following list shows the recommended blocks and units for reference:
North/South facing units (1st choice)
Blk 24A – 114/116/118/120/126/128
Northwest/Southeast facing units (2nd choice)
Blk 22A – 100/102/104/106/108/110/112
Blk 24B – 134/136/138/140/142/144
Do note that some stacks face the multi-storey car park directly. It is best to avoid lower floor units that face directly or are near to the car park, as constant vehicle movements indicate Sound Sha [声煞] and Light Sha [光煞], which could cause disturbances to daily life such as insomnia. For those who choose a unit that faces the car park, please consider installing a window blind.

Exterior fengshui considerations
Strategically located in a mature town, Dakota Crest provides easy access to various amenities, including schools and great food options, which is very attractive, especially for families with young children.
Nonetheless, the stacks that are facing Old Airport Road in Blk 22A may need to be careful of potential noise pollution (sound sha) and conflicting energies (冲煞) due to heavy traffic. This is especially so for units at the lower floors.
Those staying in units that are located closer to Broadrick Secondary School (Stack 112, 140) may be affected by noises during active school hours. If so, sound insulation could be an option to reduce noise disturbances from the external environment.
Last but not least, it is important to take note of undeveloped land areas near to your estate as future developments can sometimes affect your existing home fengshui. Even if there are no direct conflicts upon the completion of a new development, residents would need to avoid or take measures to counter construction noises and conflicting energies (冲煞) during the development period.
In the case of Dakota Crest, residents should keep a lookout for the site near Dakota Residences marked as “Site subjected to detailed planning”.

The front door is referred to as the “mouth of qi”, aka the portal of energies. Hence, the direction that your front door faces, and what it actually faces is important! When selecting a choice unit, try to avoid one that faces the rubbish chute. Having your front door directly facing the rubbish chute is by no means a pleasant thing, not just for fengshui sake.
Imagine this: If the refuse chute is clogged or overflowing with trash, your house will be amongst the first to be affected by the stench once the wind starts blowing!
Aside from hygiene and health reasons, there are also fengshui implications for the household members, i.e. constant obstacles in life. If your home happens to face a rubbish chute/collection area, it is best to consult a professional fengshui practitioner. Meanwhile, always keep your house ventilated by opening the windows that are not facing the refuse chute. Spraying a little air freshener will definitely help with the smell.
