Good luck to all aspiring homeowners if you’re balloting for this Plus project! Meanwhile, here’s our in‑depth fengshui review of Tampines Nova. Read on to find out if it could be your ideal home!

Landform Fengshui: Tampines Nova

In Singapore, the Five Dragon Landform Fengshui harnesses “hidden dragons”, which are man-made structures that channel energy flows. From the lens of fengshui, roads act as “dragon veins”, skyscrapers as “mountain dragons” offering stability, and waterways serve as wealth-attracting “water dragons”.

The five auspicious dragons, namely Eastern, Western, Southern, Northern, and Central, along with the Singapore and Kallang Rivers, converge to drive the city’s growth and prosperity, with each dragon influencing a region’s success.

Bounded by Tampines Ave 5, Tampines Central 8, and Tampines Concourse, Tampines Nova sits near the head of the Eastern Dragon, a majestic creature capable of helping inhabitants within its land to soar to greater heights. Being near the Dragon’s head calls for individuals with strong Bazi. Otherwise, maintaining stability in career, relationships, and health could be challenging.

Fengshui Formation: Tampines  Nova

From a fengshui perspective, Tampines is a land of “Talented Scholar and Ravishing Beauty”, an ideal residential area for those in the creative industry. As there is high potential of cultivating talent here, young families will benefit greatly from the auspicious energies of this formation.

As those who possess talent and beauty may develop an “arrogant exterior”, Grand Master Tan Khoon Yong of Way Fengshui Group shared that more efforts must be made to maintain harmonious relationships. Otherwise, a breakthrough will be difficult to achieve without putting in effort.

In addition, Tampines residents including those at Tampines Nova should take caution against illnesses. The seasonal northeast monsoon will cause temperature to fluctuate and people with poor constitutions are susceptible to catching a cold. As such, warm colours (i.e. red or cream) are recommended in interior design and decorations while cool colours (i.e. blue, green, etc) should be avoided. Growing more plants can help to dispense the cold too.

Note: Selecting a suitable flat could be daunting, especially for first-time homeowners. If in doubt, leave it to the professionals. Way Fengshui provides end-to-end fengshui services from selecting an ideal unit to helping you create a harmonious environment in your new home.

Exterior fengshui considerations

Tampines Nova sits within the bustling Tampines Regional Centre, indicating strong, circulating qi. This aligns with Period 9, as it supports growth and forward momentum. Despite being in a busy hub, the estate’s internal layout softens the intensity, creating a more grounded environment for residents.

With just two blocks, units appear to have adequate spacing with a central courtyard. This is positive in terms of fengshui for its ability to attract and accumulate energy (藏风纳气). It also reduces the likelihood of Constriction Sha (挤压煞) and helps maintain a sense of openness.

A 7-storey Multi-Storey Car Park (MSCP) sits in the southeast of the estate. While there seems to be spacing, those planning to choose a lower floor unit should note that stack 138 and 140 faces the MSCP directly. These units may be affected by conflicting forces (煞气) such as noise pollution (噪音) and headlight flashes from moving cars. As this could cause disturbances to daily life such as insomnia.

Last but not least, several sites along Tampines Concourse across Tampines Nova are reserved for future high-rise developments. This indicates potential conflict points, as well as pollution and negative energies (Sha Qi) during the construction period. If required, consult a professional fengshui practitioner to keep your home fengshui optimised at all times.

Internal fengshui considerations

When it comes to choosing an ideal unit, keep in mind that the main orientation of a house will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can typically be measured from the main entrance where qi flows in.

Tampines Nova comprises two residential blocks with 255 units of 2-room Flexi and 4-room flats. These blocks go up to 14 storeys high.

Based on fengshui analysis, North and South are the most auspicious directions in the Period 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions. It is recommended to choose a unit that faces either of these directions or lies at the border of these directions to tap on the positive energies.

We have categorised the units at Tampines Nova under the Period 9 Auspicious Home Ranking chart, as listed below.

Some units at Tampines Nova face auspicious directions of the current fengshui period, but several lie on the boundary between two directions indicated with the warning sign. For an accurate reading, aspiring homebuyers should consider getting a professional  fengshui consultation

Did you know?

In fengshui, an ideal home layout should be square or rectangular so that it’s free from missing corners and more well-balanced. This will also ensure the smooth flow of qi within the home, as compared to one with an irregularly-shaped layout, which spells well for most HDB dwellers.

Homeowners should also take note of the centre point of your home, aka the Central Palace. This sector represents emotional stability within the household, and should be a passive sector where qi flow is subtle and peaceful, so as to allow household members to enjoy emotional stability. Note that a kitchen, toilet or stove should not be located in the centre of the property.

While there’s a limit to the modifications that one can carry out within a fixed BTO layout, there are fengshui remedies to counter or minimise the negative impacts. A professional fengshui practitioner can pinpoint these areas of concern and provide solutions to ensure you and your household members stay safe and harmonious in your new home.

Which fengshui BTO units to choose in Tampines Nova?

As with most things in life, getting it right from the start will save you lots of effort. More than just the correct placement of furniture or avoiding certain colours, home fengshui looks into compatibility amongst the homeowners and your living spaces.

Located in the heart of Tampines Regional Centre, Tampines Nova sits on favourable fengshui land. However, there are limited units facing auspicious directions of Period 9, and several stacks lying on the boundary between two directions require more in-depth fengshui analysis. Consider getting a detailed consultation for insights to choose your ideal fengshui home, and optimise it to your advantage.

Our masters evaluate units based on a four-point method, analysing the luck cycle, direction, Bazi suitability and missing sector, to help make your fengshui selection unit a breeze. Learn more here.
