With the HDB’s Build-to-Order (BTO) exercise from 2019, the Q1 – Q3 2024 HDB MOP (Minimum Occupation Period) consist of developments spread across seven projects in the housing estates of Sembawang, Sengkang, Geylang, Kallang, Tampines, and Bukit Batok.
In this series of articles, we will take in-depth fengshui reviews on the upcoming TOP estates to assess their fengshui qualities and see if these estates really have good fengshui.

Bounded by Sembawang Road and Canberra Street, Eastcreek @ Canberra sits on the Southern Dragon amidst the fengshui land formation of “Thriving Bamboos”. Bounded by St George’s Road and Serangoon Road, Saint George’s Towers resides in the precinct of Boon Keng, which is a subzone of Kallang. This housing estate sits on the Southern Dragon, aka the Wealth Dragon.
Located near Whampoa River, Saint George’s Towers is part of the fengshui land formation known as, ‘Five Snakes Battling a White Crocodile” with Kallang River complementing four other waterways. The four other waterways are namely Rochor River, Whampoa River, Geylang River and Pelton Canal. This fengshui land formation was created as a result of the dragon’s flight being obstructed by Bukit Panjang Hill and Bukit Timah Hill.
This indicates that this land is suitable for public housing or government offices but not so for industrial estates. People with strong characters may consider residing in Bukit Batok, as you shall be able to prosper along with the ‘strong dragon’. In fact, this is a suitable residential area for young and healthy people who are seeking success.
