Located at the fringe of Orchard and River Valley in Singapore’s District 9 (D9), Sophia Regency is a freehold condominium in the Rochor precinct that will obtain Temporary Occupation Permit (TOP) soon. Despite its prime location, sales of units have been lacklustre.

Located at Sophia Road and about a 5-minute walk from Dhoby Ghaut MRT Interchange, Sophia Regency in D9 is within the serene vicinity of Rochor with Bugis being just around the corner. This centrally located condo development sits on the Southern Dragon with the fengshui formation of “Land of Golden Ingot”.
In fengshui, gold ingots symbolise wealth, abundance and success. If an ingot-shaped building appears in a “Land of Golden Ingot” formation, that place will flourish. Residents in the area would be rest assured to know that the channelling of the Rochor River to an underground sewer prevents the unnecessary outflow of wealth luck.
This fengshui land formation is also conducive to places of worship and religion-related businesses. Thus, it is unsurprising to see the different religious sites located in the Rochor and Bugis precinct. As this private estate development area is pretty well-contained, there could be conflicting forces from neighbouring blocks with some units likely to encounter the Sharp Edge Sha (尖角煞). This typically occurs when the door or window of your unit faces the corner of a nearby building. Such negative energies can result in increased anxiety and inability to concentrate, which may affect career and academic development. If in doubt, it is best to consult a professional fengshui practitioner.
Residents should also take note of surrounding sites that are undergoing construction, as there could be conflict points, as well as pollution and negative energies (Sha Qi) during the development period. At time of writing, Orchard Sophia that sits adjacent to Sophia Regency is under construction.
Last but not least, there is a T-junction to the back of Sophia Regency. From a fengshui perspective, T-junction represents potential Sha energy / poison arrow, where the fast-moving qi may collide with the residential premises, implying severe loss for homeowners in terms of career, health or wealth. Fortunately, this is a minor road with a lower traffic speed limit.
From a practical viewpoint, facing the end of a T-junction means more traffic, which means light pollution (from headlights of oncoming cars at night) and Sound Sha from the traffic.
