Two housing estates in Yishun have recently reached their Minimum Occupancy Period (MOP) of 5 years. That means potential chances of getting a relatively ‘new’ resale flat in the North! Before you rush down for a viewing session, here’s our fengshui review on Fern Grove @ Yishun and Park Grove @ Yishun.

Located next to Yishun Park, both freshly MOP-ed estates are located next to each other, bounded by Yishun Ring Road and Yishun Avenue 4. This means that Fern Grove @ Yishun and Park Grove @ Yishun sit on the Southern Dragon in Yishun, which happens to be the “Land of Collapsed Plum Blossom”.

Exterior fengshui considerations

While resale flats of Fern Grove @ Yishun and Park Grove @ Yishun are approximately 15 minutes walk away from the nearest MRT Station at Khatib, there are several schools nearby, making it an attractive location for families with young children.

Both MOP-ed estates are surrounded by parks and residential buildings, hence there are not many direct points of conflict (冲煞). 

Nonetheless, if you are considering a block that’s located between the primary and secondary schools, a higher floor unit is recommended. Otherwise, you may have to bear with noises during the active school period if you are staying at a lower floor unit. Also, be mindful of traffic, especially during the peak hours near the start and end of school hours.

As there are multi-storey car parks within the estates, you should also take note of the location of your potential resale flat and the proximity to the car park, so as to avoid noise pollution. It is best to choose a unit that is higher than the car park. 

Yishun is prone to windy conditions during the Northeast Monsoon season, especially during November and December. As the Northeast winds can be relentless, those with elderly and young children at home must take greater care. Otherwise, they may easily catch a cold.
