Launched under HDB’s September 2019 Build-To-Order (BTO) exercise, Punggol Point Crown is one of the seafront estates located in northeastern Singapore, which obtained TOP (temporary occupation permit) in recent months.
Envisioned to be a ‘Green Heritage’ district that embraces nature and pays tribute to Punggol’s history as a fishing village, Punggol Point Crown enjoys panoramic views of the sea, Pulau Ubin and Coney Island (Serangoon Pulau), hinting at promising fengshui.

Punggol Point Crown: Landform Fengshui
Bounded by New Punggol Road, Northshore Drive, and Punggol Heritage Trail, Punggol Point Crown sits on the Eastern Dragon in one of Singapore’s crab lands, specifically resembling a ‘hairy crab’. The land formation here is known as the “Crab Suppressed by Rock” formation.
A crab land is symbolic of strength and vigour. Although highly driven to reach the top, the crab is prone to making rash decisions in its unyielding pursuit for success. Fortunately, it is held in place by a big rock. This means that residents in Punggol are controlled in their journey for progress, striking a harmonious balance at all times.
However, the rock’s inability to hold the crab down for long leads to its freedom every five years. This is reflected in Punggol’s development, which would see periodic ups and downs. Located in the Northeast region of Singapore, Punggol has developed rapidly over the past two decades, coinciding with the fengshui Period 8 that favours the Northeast.

Located next to Punggol Promenade and Coney Island Park, Punggol Point Crown offers seafront living without compromising on accessibility, as it is conveniently within walking distance to the MRT station.
In landscape fengshui, unblocked views are favoured as it represents the Red Phoenix, symbolising aspirations and a bright future. Such smooth flow of energy in the absence of points of conflict (sha) is essential. This is also why people favour higher floor units or seafront living, as such options present a higher chance of getting unblocked views.
A household is also considered auspicious and blessed with prosperity and abundance if you can see flowing water from your living room, especially if there is a large door or window that allows an inflow of energy from the river across your home. In the case of Punggol Point Crown, several units are facing the sea, which could be a plus point for residents.
Nevertheless, do note that there may be challenges to accumulating auspicious energies, especially if your main door faces the balcony directly. In such situations, household members may find that money comes and goes easily if measures are not made to better contain the positive energies.
Also, there is a 4-storey Multi-Storey Car Park (MSCP) within Punggol Point Crown. Several units face the MSCP directly. This implies fengshui conflicting forces (煞气) such as noise pollution (噪音) and headlight flashes from moving cars, especially for units on the lower storeys (below the 5th floor). This could cause disturbances to daily life such as insomnia. To counter this, homeowners can consider installing a window blind.
As this BTO estate development area is pretty well-contained, there could be conflicting forces from neighbouring blocks with potential some units likely to encounter the Sharp Edge Sha (尖角煞). This typically occurs when the door or window of your unit faces the corner of a nearby building. Such negative energies can result in increased anxiety and inability to concentrate, which may affect career and academic development. Residents should also take note of surrounding sites that are undergoing construction, as there could be conflict points, as well as pollution and negative energies (Sha Qi) during the development period.
Internal fengshui considerations

Punggol Point Crown comprises 9 residential blocks ranging from 6 to 26 storeys. In total, this BTO development offers 1,545 units of 2-room Flexi, 3-, 4-, and 5-room flats.
Based on fengshui analysis, North and South are the most auspicious directions in Period 9 and Period 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions.
