2022 Resale EC MOP: The Brownstone Fengshui Unit Review
A luxury executive condominium (EC), The Brownstone was the “best-selling EC launched” in 2015. The residential complex is based in Sembawang, the northernmost region of Singapore and a budding lifestyle hub, making it an attractive choice for first-time homeowners and newlywed couples looking to start a family.
Through a general search on the web, we found many stellar reviews on The Brownstone executive condominium (EC). But how does their fengshui stack up against the best of the rest? Previously, Master Goh Guan Leong, a fengshui practitioner from Way Fengshui Group, made a trip down to the residential estate and shared his analysis and findings with us.

The Brownstone: Landform fengshui
Located at Canberra Drive in Sembawang, The Brownstone EC resides on the Southern Dragon amidst the fengshui land formation of “Thriving Bamboos”. Bamboos, being an auspicious symbol in Chinese culture, indicate the potential for growth and progress. This formation promises positive influences for residents in this area.
Nevertheless, soon-to-be homeowners and tenants of The Brownstone, especially those with elderly and young children, should note that this region is susceptible to strong northeast winds, in particular during the year-end monsoon season. As this may cause you or your loved ones to catch a cold easily, do take extra consideration when designing your living space.
Internal fengshui considerations
Directions play an important role in internal fengshui considerations. A unit that faces auspicious directions can allow you and your household members to tap on the positive energies.
Inspired by New York’s brownstone row houses, The Brownstone reflects a brown sandstone textured facade with unique jetty balconies across its 638 residential units. Featuring 8 blocks of 2 to 5 bedroom apartments, the development goes up to 12 storeys.
It is worthy to note that The Brownstone’s main entrance faces Southwest, which is an auspicious direction in the current Period 8 (2004 –2023). However, its positive fengshui benefits will begin to diminish in the upcoming Period 9 (2024 –2043). Fortunately, according to Master Goh, there is little cause for concern as placing a water position near the main entrance shall usher in prosperity to the development.
A popular fengshui adage prescribes that North- and South-facing houses will enjoy long-lasting harmony and prosperity . This is true for future residents of The Brownstone, where a majority of apartments face North or South.
As North and South are the most auspicious directions in the upcoming fengshui Period 9 and Period 1 (year 2024 – 2063), homeowners and tenants of the North/South facing units at Block 152 can rejoice. However, take note that the year 2022 is not the most ideal for North/South facing houses. It is best to select an auspicious date if you are planning to shift into your premises this year.
The next best alternative are the units at Block 150, which reflects Northwest/Southeast facing. This is the 2nd best choice orientation for homes in Period 9.
As the remaining blocks comprise borderline North/Northwest and South/Southeast facing units, it is best to consult a professional fengshui practitioner on the actual home orientation and its fengshui implications.
Exterior fengshui considerations
As one’s external environment accounts for more than interior considerations, it is important to consider features of your new home’s surrounding environment.
Through a general observation of The Brownstone, Master Goh notes that a number of buildings are plagued with Constriction Sha. This conflict occurs when air currents between two buildings converge to charge at one being sandwiched in between.
As residents are likely to open their windows for ventilation purposes, they are likely to incur the consequences of these inauspicious energies. Affected parties may become listless and pessimistic. Should your main door be in the direct line of Constriction Sha, Master Goh recommends installing a partition or displaying plants at the entrance to deflect its flow.
Another issue that Master Goh pinpoints is excessive Sound Sha caused by heavy traffic flow and nearby train tracks. Unavoidable in Singapore’s concrete jungle, Sound Sha increases stress and blood pressure levels. Worse still, it can even lead to insomnia. To counter this, Master Goh proposes the use of soundproofing technology to reduce noise levels in one’s personal space, especially for bedrooms.
Ending on a positive note, Master Goh observes that the multi-storey carpark is designed in such a way that noise produced from cars moving in and out is reduced.
One should also note that there are sites near/next to the Brownstone that have been earmarked for highrise development. As some of these are not fully completed, residents should pay attention to avoid or take measures to counter construction noises and conflicting energies (冲煞) during the development period.

Mirrors are often used to give the illusion of depth, thereby making the interior space look bigger than it actually is. However, there are some fengshui taboos that you should take note of if you’re thinking of installing mirrors in your living space.
- Mirrors should be positioned to face internal walls. If your mirror faces the main door or window, they may reflect influences of the external environment, which can be negative to the well-being and emotions of household members.
- Avoid installing too many mirrors, as the multiple reflections and shadows may easily cause one to be in a trance, heightening stress and anxiety
- Opt for plain mirrors instead of those with fancy patterns or mosaics. Fragmented patterns may give a sense of brokenness.
Which fengshui units to choose?
Getting a recently MOP-ed resale EC comes with various perks but there are still many factors to consider, especially in the fengshui aspect.
While it is not easy to find a dwelling with perfect fengshui conditions, The Brownstone has indeed surpassed most fengshui requirements. Fengshui aside, the development is surrounded by lifestyle amenities, making it a worthy residential investment. The question is, which fengshui unit would be most ideal for you?
