From property prices to completion date, Kempas Residences has been the talk of the town for years! In case you were wondering, this BTO project gained its temporary occupation permit (TOP) earlier this year. Congratulations to the homeowners!

Similar to Towner Crest across the road, Kempas Residences is ideally located at the city fringe and a stone’s throw from Boon Keng MRT. In fact, the MRT station exit is right at the estate’s doorstep, which led many people to believe that this recently TOP-ed housing project will let homeowners rake in the riches.

Well, let’s take a strategic fengshui approach and see if it’s true. Read on for our in-depth fengshui review on Kempas Residences now!

Landform fengshui: Kempas Residences in Kallang/Whampoa (D12)

In Singapore, the Five Dragon Landform Fengshui harnesses “hidden dragons”, which are man-made structures that channel energy flows. From the lens of fengshui, roads act as “dragon veins,” skyscrapers as “mountain dragons” offering stability, and waterways serve as wealth-attracting “water dragons.”

The five auspicious dragons, namely Eastern, Western, Southern, Northern, and Central, along with the Singapore and Kallang Rivers, converge to drive the city’s growth and prosperity, with each dragon influencing a region’s success.

Bounded by Serangoon Road, Lavender Street, and Boon Keng Road, Kempas Residences sits within Singapore’s District 12. This newly completed BTO project sits near the head of the Southern Dragon, aka the Wealth Dragon. Being near the Dragon’s head calls for individuals with strong Bazi; otherwise, maintaining stability in career, relationships, and health may prove challenging.

Fengshui formation: Kempas Residences in Kallang/Whampoa (D12)

With its proximity to Whampoa River, Kempas Residences falls in the fengshui land formation known as “Five Snakes Battling a White Crocodile” with Kallang River complementing four waterways.

The four waterways are namely Rochor River, Whampoa River, Geylang River and Pelton Canal. With abundant water sources in the area, does that indicate greater wealth opportunities for residents in Kallang?

Well, the river mouth is shaped like a crocodile’s mouth, where fast-flowing undercurrents and dangers lurk. Older Singaporeans may recall that developments at Kallang River precede that of Singapore River, but growth is slow due to distracting competitions between the Five Snakes. The diversion of the river also affects the land formation.

This may not necessarily be bad, as residents can benefit from better quality living with the idyllic and quiet environment while enjoying the prime location and proximity to central Singapore.

Exterior fengshui considerations

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home.

They said, “location is key”.  That’s true in the context of both real estate and fengshui. With the Boon Keng MRT (NEL) exit right at its doorstep, Kempas Residences at the city fringe offers convenience and easy accessibility to the neighbourhood centre.

A prime location often implies a more crowded housing environment and greater human traffic and noises. While this is ideal for those who prefer a more vibrant environment, residents must be more mindful of potential Sha (conflict points).

High-rise buildings in proximity present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats or oppression, etc.

Besides being surrounded by new and existing HDB blocks, Kempas Residences sits between two cross-junctions. Cross-junction roads can be potential landform obstructions that bring Sha Qi. While higher floor units will not be affected, lower floor units at stack 3 should be mindful of poison arrows from the cross junction at Serangoon Road, Balestier Road and Lavender Street.

From a practical viewpoint, facing a cross junction also means more traffic, which results in light pollution (from headlights of oncoming cars at night) and Sound Sha. Affected residents may consider installing sound-proof windows or curtains and blinds for a more conducive space.

Besides that, the Khong Wai Shiu Hospital sits across the road from Kempas Residences. As hospitals are Yin in nature, the knowledge of staying near one may cause unease, possibly leading some residents to experience physical and mental fatigue. Nevertheless, it is important to note that Khong Wai Shiu Hospital does not actually have a public mortuary.

Also, while stacks 5, 7, 13, 15, and 17 along Serangoon Road face the healthcare institution directly, Khong Wai Shiu Hospital is primarily a nursing home operating within office hours. This means the absence of emergency sirens that hospitals usually encounter!

Some stacks along Serangoon road face a Sikh temple. From a fengshui perspective, places of worship are where devotees gather and pray, hence it will congregate a strong force of energy that may cause a qi imbalance to its surroundings. However, concluding the qi condition based on the temple alone is not an inclusive move.

To evaluate the auspiciousness of an area, you need to consider factors like the house facing, distance from the temple, luck cycle of the residents etc. Moreover, with so many people staying together within the blocks, the yang energy gathered is strong enough to ward off the yin energy from the place of worship. If in doubt, you may like to consult a  fengshui  master.

Internal fengshui considerations

Homeowners should bear in mind the main orientation of your house, as it will directly influence the overall luck of your household member(s). The house orientation refers to the facing of your house, which can be measured from the main entrance where qi flows in.

Kempas Residences comprises four residential blocks ranging from 29 to 37 storeys in height. There are 583 units in total, across the categories of 2-room Flexi, 3-, and 4-room flats. The 2-room Flexi flats in this development are only offered to seniors (aged 55 and above) on short leases between 15 and 45 years (in 5-year increments).
