Lauded as a family-friendly estate with amenities, West Plains @ Bukit Batok is a resale housing option in the West to look out for. Completed in early 2020, this idyllic west side HDB is due to reach its 5-year minimum occupation period (MOP) soon!

From a fengshui perspective, it resides on the Western Dragon within the fengshui formation of “Strong Dragon Rearing its Head”, which was created as a result of the dragon’s flight being obstructed by Bukit Panjang Hill and Bukit Timah Hill.

This indicates that this land is suitable for public housing or government offices but not so for industrial estates. On the other hand, those who are mentally weak might feel oppressed under the influence of the strong-willed and ambitious dragon. Dark colours and metallic furniture should be avoided in the house, while red and bright colours are recommended.

Exterior fengshui considerations

West Plains @ Bukit Batok is a self-sustaining development that includes a supermarket, an eating house and shops. In addition, it is a stone’s throw away from the Le Quest shopping mall. With several schools and nature parks in the vicinity, this residential estate is suitable for conducive living, especially for school-age families.

The name West Plains @ Bukit Batok reflects the green landscaped spaces within the development, which looks pretty impressive with six playgrounds, fitness areas and a hard court. The lush greenery offers a space for residents to relax, which is great but residents staying in a lower floor unit may want to be mindful of trees as they can deflect incoming auspicious energies. Also, while plants symbolise vitality and growth, it can introduce unwanted pests into our homes if they are too close to entrances.

Due to Singapore’s limited land space, there is a prevalence of multi-storey car parks (MSCP) within our local residential estates. This facility provides much convenience to residents, but at the cost of encountering fengshui conflicting forces (煞气) such as noise pollution (噪音) and headlight flashes from moving cars.

At West Plains @ Bukit Batok, there are two MSCPs (block 463 and 467). Stack 27, 29, 45, 47, 501, 503, 505, 507, 509, 511, 595, 597, 599, 601, 617, 619, 912, 914 are in close proximity, with some stacks facing the MSCP. Residents at a lower floor unit are recommended to install a window blind or curtains to counter disturbances to daily life that may lead to insomnia.

With 9 residential blocks within the development, the density at West Plains @ Bukit Batok is pretty high. In addition, this housing project is surrounded by high-rise residential developments. As such, residents should take note of high-rise buildings in proximity, as there could be conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats or oppression, etc.

Such negative energies can result in increased anxiety and inability to concentrate, which may affect career and academic development. Last but not least, some stacks that are near or face the bin centre directly (at block 464B) are likely to be amongst the first to be affected by rubbish stench once the wind starts blowing, even though the estate uses the Pneumatic Waste Conveyance System (PWCS). Bad odour can affect fengshui, so homeowners should take measures to improve the situation.

Based on fengshui analysis, North and South are the most auspicious directions in Period 9 and Period 1 (years 2024 – 2063), followed by Northwest and Southeast.
