Located in the central western part of Singapore, Queenstown – our nation’s first satellite town – is a highly sought-after residential location. Here, there are several Selective En bloc Redevelopment Scheme (SERS) projects with early minimum occupation period (MOP). One of them is the award-winning Forfar Heights.

Completed in 2020, the MOP for Forfar Heights (SERS block) should be in 2025 but some units are already available for sale due to the old regulation for SERS replacement units. There is no doubt about the location and convenience of Forfar Heights but is it worth the price?

Forfar Heights: Landform Fengshui  

Bounded by Strathmore Avenue, Forfar Heights is located in the mature Queenstown precinct. From a fengshui viewpoint, it sits on the Western Dragon and falls under the fengshui formation of the “Land of White Horse”, characterised by enthusiasm and loyalty.

Long-time residents of the horse land shall benefit from its positive energies and attain success on their career front. However, one should not overlook the horse’s shortcomings such as being over-ambitious and lacking determination. The latter could result in failures and cause one to lose fighting spirit.

The energetic nature of the horse makes Queenstown an ideal place for business start-ups while those who wish to hold on to existing businesses may find it challenging.

On the other hand, potential resale unit buyers of Forfar Heights (SERS block) may want to refrain from selecting a lower-floor unit that is close to trees and plants. Plants may be a symbol of vitality and growth, but it can introduce unwanted pests into our homes if they are too close to entrances. Beyond its convenient location, the most common gripes from Forfar Heights residents are probably ‘noises’. Also, do expect higher human traffic and noises from the 2-storey commercial block (53B). To reduce noise disturbances from the external environment, sound insulation is a must.

Some netizens believed Forfar Heights to have bad fengshui for homeowners because of its proximity to the main roads. Well, the SERS block overlooks a cross junction between Commonwealth Avenue and Alexandra Road. Cross-junction roads are indeed potential landform obstructions that could bring Sha Qi, BUT one will not be affected if your home is located on a higher floor. Potential resale buyers choosing stack 161, 163, 171, and 173 should take note of this.

Internal fengshui considerations

We will be reviewing the relatively new SERS block that has 247 units across 2-room, 3-room, and 4-room at 43-storey high. Some of these units are already available for resale while the rest will meet the MOP in 2025.

Based on fengshui analysis, North and South are the most auspicious directions in Period 9 and Period 1 (years 2024 – 2063), followed by Northwest and Southeast. We have identified the Period 9 Auspicious Homes below. Do you live in any of these units?

Warning Sign: These are on the boundary between 2 sectors of directions. Therefore, it is suggested to seek advice from a professional fengshui consultation for guidance.

Several units at Forfar Heights (SERS block) face North/South, which is ideal in terms of home fengshui in the current Period 9 and Period 1. To further enhance one’s luck cycle during these periods, residents can display emblems with the Water element, such as a water feature to “cool” your home. Take note to avoid Fire-related designs.

Also, if your main door faces your neighbour’s main door, do display a round light in between the two doors, or hang a Super 5 Shield at the top of your door frame. Those staying at or considering stack 171 and 173 should take note. From a home fengshui viewpoint, conflicting energies between both households may arise and affect harmony if two main entrances face each other directly.
