Fengshui Review: BTO Kim Keat Ripples (TOP)

Launched under HDB’s February 2020 Build-To-Order (BTO) exercise, Kim Keat Ripples is located in the pioneer town of Toa Payoh, which has undergone constant renewal to ensure a quality living environment for its residents. Designed with lush landscaping,  residents will also enjoy the wide range of amenities within the neighbourhoods of Toa Payoh town.

Kim Keat Ripples: Landform Fengshui  

Bounded by Toa Payoh East and Kim Keat Avenue, Kim Keat Ripples sits on the Southern Dragon, and belongs to the fengshui formation of the “Land of the Lotus Flower”, which is conducive for self-cultivation.

To complement the “lotus flowers” formation, residents can consider incorporating water features at home and applying the colour green for sustainable prosperity. Those who are living in this district are also advised to stay down-to-earth and hold firm to their values to avoid embarking onto the wrong path.

External fengshui considerations

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home.

Inspired by the nearby Kallang River, Kim Keat Ripples reflect a strong Water element  as the landscape and facades are designed to mimic water ripples coming together and merging. The name of the development also conveys this design inspiration. In fengshui, flowing water symbolises wealth so could this be a sign of affluence for residents?

In terms of convenience, residents of Kim Keat Ripples will enjoy accessibility to many amenities in the mature town, such as a community club, polyclinic, and even a childcare centre within the estate. While this means convenience for residents, the vibrant surroundings implies greater human traffic and noises. For those who are more sensitive to noise, you may want to consider sound insulation solutions.

Take note that Block 270A in this new estate is situated directly across the road from NHGP Toa Payoh Polyclinic. As hospitals and healthcare centres are Yin in nature, some people may feel uneasy staying in close proximity. Nevertheless, based on home orientation, none of the stacks face the polyclinic directly, hence residents at Kim Keat Ripples need not worry excessively.

On the other hand, it is important to take note of sharp edges pointed towards your potential home, as these are conflict points that are not ideal for homeowners, eg. potential sharp corner from stack 432 aimed towards stack 400.

High-rise buildings in proximity present a potential risk of conflicts such as Tian Zhan Sha (home’s frontage facing an opening between two or more building structures that funnel negative energies), corner Sha (角煞) where sharp corners present hidden threats, etc. Displaying a pair of guardian lions or Six Emperor Coins emblem can ward off the negative energies.

Meanwhile, those who are staying at one of the lower floor units of stack 410 may want to take caution as your unit faces the entry/exit into Kim Keat Ripples estate service road directly. T-junction roads are one of the common landform obstructions that could bring Sha Qi, but one would not be affected if your home is located on a higher floor. If in doubt, don’t hesitate to consult a professional  fengshui  master for appropriate fengshui measures.

Last but not least, there’s a 7-storey multi-storey car park (MSCP) within the estate, which is conveniently accessible via link bridges to each block. Note that lower floor units of stacks that are located near or directly face the MSCP may be subject to Sound Sha [声煞] and Light Sha [光煞]. This could cause disturbances to daily life such as insomnia. Therefore, those who choose a lower storey unit that faces the car park (i.e. stack 434, 436, 438, 420 and 422 are advised to install a window blind or curtains.

Internal fengshui considerations

Homeowners should prioritise the main orientation of your house, as it will directly influence the overall luck of your household member(s). The house orientation refers to the facing of your house, which can be measured from the main entrance where qi flows in.

Kim Keat Ripples comprises 3 residential blocks ranging from 16 to 31 storeys. There are in total 708 units of 2-room Flexi and 4-room flats.

Based on fengshui analysis, North and South are the most auspicious directions in the upcoming Period 9 and Period 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions.

Also, be mindful of the sink location in the kitchen. If it is directly across your kitchen stove, you may want to consider renovation or implement some changes such as installing an island in between (if space permits). This is because having a stove directly facing the sink depicts a clash of elements between fire (stove) and water (sink) that could affect the health of your household members.

Homeowners should be mindful that Period 9, which corresponds with the South, represents a strong Fire element. Therefore, locating important spaces within your premises is crucial. For example, it is best to make adjustments if your stove (also of fire element) is facing South, otherwise too much fire energy can cause instability and burnout for members in the household.
