Published: 19 Jun 2026
Lakeview Cascadia, launched in HDB’s June 2026 Build‑to‑Order (BTO) exercise, is one of two highly anticipated Prime* projects. Positioned near MacRitchie Reservoir, it offers residents immediate access to greenery, recreation and the conveniences of a mature estate.
Its cascading block design mirrors natural slopes, evoking the imagery of flowing forms. In fengshui, such cascades are often linked to the circulation of qi (energy) and renewal. Nevertheless, can these Plus flats truly harness auspicious energy from their park‑front setting? Could Lakeview Cascadia be your ideal fengshui home? Read on for our in‑depth review.

Landform fengshui: Lakeview Cascadia

In Singapore, the Five Dragon Landform Fengshui harnesses “hidden dragons”, which are man-made structures that channel energy flows. From the lens of fengshui, roads act as “dragon veins”, skyscrapers as “mountain dragons” offering stability and waterways serve as wealth-attracting “water dragons”.
The five auspicious dragons, namely Eastern, Western, Southern, Northern and Central, along with the Singapore and Kallang Rivers, converge to drive the city’s growth and prosperity, with each dragon influencing a region’s success.
Bounded by Upper Thomson Road, Lakeview Cascadia sits at the stable torso of the Southern Dragon, also known as the “Wealth Dragon”. Being near the Wealth Dragon’s body indicates stable qi flow, which is ideal for long-term residence or business. This also implies that people staying in this region enjoy central support and nurturing strength.

Lakeview Cascadia in Bishan is part of the fengshui formation of “Monkey Land”. Here, there are two types of monkeys with distinct personalities, each to be found at MacRitchie Reservoir and Peirce Reservoir, respectively. The two white monkeys at MacRitchie Reservoir may be fun-loving, but they are capable of protecting the reservoir. This indicates good potential for commercial and technological developments.
At Peirce Reservoir, five monkeys can each be distinguished by the Five Elements (Metal, Wood, Water, Fire and Earth). Their influence is similar to that of the “Five Ghosts Transporting Treasures” formation in Ang Mo Kio. Hence, for potential homeowners who are lucky in balloting a unit at Lakeview Cascadia, your household members can benefit in the aspect of career and academics if your home faces a favourable direction.
Exterior fengshui considerations

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a new home.
Located within walking distance to both Marymount and Upper Thomson MRT stations, Lakeview Cascadia seemingly provides the best of both worlds with its convenient location in the mature estate of Bishan and proximity to MacRitchie Reservoir in a predominantly residential enclave, combining accessibility with tranquillity.
Families with school-going children can consider nearby schools such as Raffles Institution, Whitley Secondary School, Guangyang Secondary School and Catholic High School.
Being the first public housing project in the Lakeview area in over four decades, Lakeview Cascadia sits in what’s otherwise a long-established private residential enclave bounded by Upper Thomson Road and the existing Lakeview Estate condominium.
As for views at Lakeview Cascadia, it will depend on how high up you live. As the five blocks “cascade” in height from 18 to 40 storeys, residents on the higher floors (ideally the 20th storey and above) facing South will enjoy beautiful, completely unblocked views of MacRitchie Reservoir and the lush surrounding nature.
Many believe that a home is auspicious if you can see flowing water from your living space, and there’s truth to that. But here’s the thing: the direction the water flows matters just as much, and it’s a factor that often gets overlooked.
So, if your unit boasts a view of MacRitchie Reservoir, it’s worth finding out which direction the water flows before assuming the view works in your favour. Not sure how to read it? Don’t hesitate to seek advice from a professional fengshui practitioner!
As for those planning to pick a lower-floor unit at Lakeview Cascadia, your view may be blocked by neighbouring developments, or even the walls of the adjacent taller blocks within the estate.
Take caution, as high-rise buildings in proximity may present risks such as Tian Zhan Sha (天崭煞), where a home’s frontage faces an opening between two or more structures that funnel negative energies, or Corner Sha (角煞), where sharp building corners create hidden threats or oppressive energy.
At Block 325A, some stacks along Upper Thomson Road face a Chinese temple. There’s an old fengshui saying about the placement of temples around a home, but it comes from a time when people relied heavily on symbolism to interpret their surroundings.
Temples naturally draw many devotees, which means the area can carry strong, active energy. For some, this may feel overwhelming if they prefer a quieter flow of qi. Traditional beliefs also suggest that places of worship may attract unseen energies, which is why some homeowners feel cautious about living too close.
That said, modern fengshui tends to focus more on how the environment affects your comfort, rest and daily routines. It is also inaccurate to conclude the qi condition based on the temple alone.
To evaluate the auspiciousness of an area, factors such as the house facing, distance from the temple, luck cycle of the residents, etc., must be considered. An on-site fengshui assessment for each unit is needed to determine the effects of the temple on the dwelling. If in doubt, you may want to consult a professional fengshui master.
Last but not least, there is a 5/6-storey Multi-Storey Car Park (MSCP) within Lakeview Cascadia. Some stacks, such as 313, 315, 339, 341, 343, 345, 365, 367, 369 and 371, face the MSCP directly. Lower-floor units of these stacks are likely to be affected by conflicting forces (煞气) such as noise pollution (噪音) and headlight flashes from moving cars. As this could cause disturbances to daily life, such as insomnia, quality soundproofing is essential.
Internal fengshui considerations
When it comes to choosing an ideal unit, keep in mind that a house’s main orientation will directly influence the overall luck of its residents. The house orientation refers to the facing of your house, which can typically be measured from the main entrance where qi flows in.

Lakeview Cascadia comprises five residential blocks with a total of 1,221 units of 2-room Flexi and 4-room flats. Two of the blocks will include a total of 50 rental flats. This BTO project ranges from 18 to 40 storeys in height.
Based on fengshui analysis, North and South are the most auspicious directions in the Period 9 and 1 (years 2024 – 2063), and Northwest and Southeast are the second most auspicious directions. You are recommended to choose a unit that faces either of these directions or lies at the border of these directions to tap into the positive energies.
We have categorised these Prime flats at Lakeview Cascadia under the Period 9 Auspicious Home Ranking chart, as listed below.

Some units at Lakeview Cascadia potentially face auspicious directions of the current fengshui period. However, all stacks lie on the boundary between two directions, indicated with the warning sign. Aspiring homebuyers should consider getting a professional fengshui consultation for guidance.

Did you know?
The bedroom is a sanctuary. It is the place where you return to relax and recharge after a long day out, and where you can sign off to the land of your dreams. That’s why it is important that your sacred place is thoughtfully designed to promote peace and calm.
When positioning your bed for fengshui, always consider this tip in relation to your bedroom door placement. Take note that the bed should never be pointed with its feet towards the door. This is known as the “coffin position”, which can drain your energy if you sleep in it.
Another important fengshui tip is that your door should not be parallel to any part of the bed. This helps to prevent energy from flowing to your bed too quickly, which can be unsettling and disruptive to your sleep. Therefore, a good rule of thumb for this fengshui tip is to place the bed diagonally from the bedroom door.
A good night’s sleep profoundly impacts nearly all aspects of life, from physical health to mental acuity and emotional well-being, and fengshui is a practical way of creating comfortable living spaces.
For the uninitiated, Period 9 is influenced by a wealth star, indicating growing fortune and propitiousness, just like the current Period 8. However, the Fire element influencing Period 9 is not as stable as the Earth element in Period 8. For those embarking on your new home journey, do consider a fengshui consultation to make the most out of Period 9.
