Fengshui Review: MOP Resale Flats at Fernvale Woods in Sengkang (D28)

Million-dollar resale flats have been making the headlines in Singapore lately, and the Sengkang estate in District 28 (D28) has made two million-dollar transactions within this year. If you too are looking for a relatively new resale flat in the Northeastern region of Singapore, Fernvale Woods reaches its Minimum Occupancy Period (MOP) of 5 years!

Fernvale Woods: Landform Fengshui  

Bounded by Sengkang West Avenue and Jalan Kayu, Fernvale Woods sits on the Eastern Dragon in Sengkang, which is defined as a “Frog Land” from the fengshui perspective. Residents of the frog land though exceptionally shrewd, can be rather slack. Besides being easy going and generous, they are also persistent in subjects of their interest.

This place is beneficial to strong-willed people as they can put their wisdom to good use in their daily life, whereas those with weaker willpower may become lazy and obsessed with effortless gains after some lucky encounters.

External fengshui considerations

As one’s external environment accounts for more than interior considerations, it is important to consider features of the surrounding space when selecting a resale flat.

Located a stone’s throw from Fernvale LRT, Fernvale Woods is a self-contained housing estate with its own supermarket, an eating house, restaurants, shops, childcare centre, education centre, and a Social Service Centre located at the first two storeys of a multi-storey car park.

This spells convenience for residents, especially for young families as this soon-to-MOP housing project is also located near several schools. Nearby schools within 1km are Fernvale Primary School, Sengkang Green Primary (490m) and Pei Hwa Secondary School.

From a fengshui perspective, some may have concerns regarding the proximity to places of worship. At the time of writing, a church is undergoing construction just next to Fernvale Woods and there’s a Chinese temple just across the road.

Temples are where devotees gather and perform acts of worship, hence it will congregate a strong force of energy that may cause a qi imbalance to its surroundings. It is also believed that temples will attract spirits and ghosts, making the area unfavourable for long-term dwellers. However, concluding the qi condition based on the temple alone is not an inclusive move.

To evaluate the auspiciousness of an area, you need to consider factors like the house facing, distance from the temple, luck cycle of the residents etc. Moreover, with so many people staying together within the blocks, the yang energy gathered is strong enough to ward off the yin energy from the temple. If in doubt, you may want to consult a  fengshui  master.

On the other hand, homeowners should note that cross-junction roads are potential landform obstructions that could bring Sha Qi. Nevertheless, one will not be affected if your home is located on a higher floor. Several units (stacks 304, 306, 308, 340) at Fernvale Woods may be affected by the cross junction at Sengkang West Avenue and Sengkang West Road.

Regarding the sites reserved for high-rise public housing and industrial buildings surrounding Fernvale Woods, residents should pay attention to avoid or take measures to counter construction noises and conflicting energies (冲煞) during the development period.

Last but not least, there are two Multi-Storey Car Parks (MSCP) within Fernvale Woods. Some units (stack 37, 39, 61, 63, 322, 324, 326, 328, 342, 344, 354, 356, 368, 370, 372, 374, 376, 430, 432, 434) face the MSCP directly, and are likely to be affected, especially if your unit is on the lower storey (below 6 floor).

This implies fengshui conflicting forces (煞气) such as noise pollution (噪音) and headlight flashes from moving cars, which could affect daily life and lead to health problems such as insomnia. To counter this, homeowners can consider installing a window blind or curtains.

Internal fengshui considerations

Fernvale Woods comprises 9 residential blocks of 1,160 units of 2-room Flexi, 3-, 4- and 5-room flats. These blocks range from 13 to 14 storeys in height. The majority of units in this soon-to-MOP housing estate face North or South, which is ideal in terms of home fengshui in Period 9 and Period 1 (years 2024 – 2063).

Based on fengshui analysis, North and South are the most auspicious directions in these upcoming periods, followed by Northwest and Southeast. We have identified some Period 9 Auspicious Homes, as listed below. Do you live in any of these blocks?

While there is no fixed lucky direction that caters to everyone, those residing in a unit that faces Northeast or Southwest may want to consider a fengshui  consultation as these directions are not as favourable in the upcoming fengshui periods.
